I am appealing the 2026 assessed value (SEV) of $32,700 and taxable value of $29,988 for my property at 1916 Colon St, Flint, MI 48506 (Parcel ID: 47-32-453-

030). I protested this assessment at the March 10, 2026 City of Flint Board of Review, which denied my appeal stating insufficient evidence.

The current SEV of $32,700 implies a true cash value of $65,400, which is more than double the $30,500 I paid for this property in a bona fide, arm's-length MLS

transaction in September 2024. Under Michigan law, a recent arm's-length sale price is one of the strongest indicators of true cash value.

Furthermore, after purchase, a problem was discovered that required the bathroom to be torn out. The bathroom was fully functional at the time of purchase but

is currently unfinished and not operational. The estimated cost to complete the bathroom renovation is $5,000 to $10,000, which reduces the property's current

market value below the original purchase price.

Three comparable sales within 1 mile, all residential single-family homes in the Flint School District, sold between $25,000 and $31,000 with SEV values ranging

from $8,900 to $18,700. All three comparable properties have SEV values significantly lower than my property's SEV of $32,700, creating an inequitable

assessment.

Petitioner's Contention of Value:

Current True Cash Value: $65,400 | Requested True Cash Value: $20,000

Current SEV: $32,700 | Requested SEV: $10,000

Current Taxable Value: $29,988 | Requested Taxable Value: $10,000

Supporting Evidence to be Submitted:

Copy of 2026 Notice of Assessment

Board of Review denial

Closing/settlement documents showing $30,500 purchase price

Comparable sales report (Realcomp II Ltd, generated 01/13/2026)

Photographs of unfinished bathroom
