I am petitioning the 2026 assessment because the assessed market value of $327,000 substantially exceeds the property’s demonstrated market value. The

property was exposed to the open market and initially listed for $325,000 before undergoing price reductions. After approximately 70 days on the market, the

property sold in an arm’s-length transaction for $255,000 on September 9, 2025. Prior to the sale, an independent appraisal dated August 21, 2025 concluded a

market value of $267,000.

During the Board of Review appeal, Petitioner submitted the independent appraisal, evidence of the property’s marketing history, comparable sales, and the

actual purchase price. Despite this evidence, the assessment remained based on a market value of $327,000. Petitioner requests that the Tribunal determine the

property’s true cash value based upon the actual market evidence and reduce the assessment accordingly.
