Property: 5330 River Ridge Dr, Brighton, MI

Parcel: 4711-36-301-282

Appeal

Recent 2024–2025 sales within the Pine Creek Ridge subdivision show that larger comparable homes sold for less than the subject property, indicating the current

assessment exceeds true market value.

________________________________________

Market Evidence (2024–2025)

•

7203 River Ridge Ct – $1,020,000 (larger, same era)

•

5523 Hidden Pines Dr – $1,133,000 (much larger)

•

5258 Hidden Pines Dr – $960,000 (significantly larger)

•

5468 River Ridge Dr – $885,000 (similar age/location)

￿ Range: $885K–$1.13M

￿ Larger homes sold for equal or lower prices

________________________________________

Subject Property

•

Purchased 2024: $1,225,000

•

Built 1999 (25+ years, depreciation)

•

Older systems/finishes vs newer homes

•

Two lots combined → loss of buildable lot and reduced value.

________________________________________

Legal Basis

•

Assessment must reflect true cash value based on recent sales.

•

SEV = 50% of true cash value

________________________________________

Requested Value

•

TCV: $1.02M–$1.05M

•

SEV: $510K–$525K

•

Adjust Taxable Value accordingly.

Conclusion

The Board did not dispute the comparable sales but made no adjustment. Petitioners respectfully request that the Tribunal rely on recent neighborhood sales to

determine true market value.
