We purchased this house on 6-2-2025. We only bid on this house becasue it was @1mile from my parents, who we like to be near, and help with our son's

childcare. There were @20 showings on this house, and yet we were the only offer. It was overpriced, but we could not risk losing it and not fining another house

nearby. Our realtor warned up that we were paying an over-market price. The owner would not allow inspections (she patrolled with her pitbull the whole time)

and would only look at full price offers that would give her lots of post possession free rent to find a condo. We later found out how we paid waaay too much

when we could not rid the house of smell and found the drywall soaked clear through and about a foot high of urine (which we removed and are still living in the

basement working on fixing it up and replacing the drywall and flooring throughout! (all this to say we did not get a deal). When the fall came we found over half

o f the 12 acres to be underwater or swamp, so we only have 6 usable acres (see pic). We were surprised to find out that wen they uncapped our taxes and sent

us the new evaluation, they priced us for taxing way up above even the sale price. There were zero comps our realtor could find at the time of sale to even justify

what we paid for it. We went to the board of review in March, and they gave us some relief (in the mail) but still left us 20,000 over what we even paid for it. We

asked to see their comps as we submitted all the similar acreage, location Tyrone township, Linden school comps at that time, yet they had no rebuttal or proof,

and we had plenty of comps to show we were paying quite a bit higher than any of the local sales. We are asking for $530,000 (or less) because that is about the

sales price and still much higher than value (and because we were afraid to be rejected if we asked for less than sales price). We are willing to pay a fair amount to

the township, but should not have to pay more than what we bought the house for in a highly competitive market. We were naive to think that we would get a

fair shot and valuation, and are asking you to please remedy that.

We have attached the all the comps that sold in the same time as ours. The map shows the vicinity (all near our home), the comps are all similar acreage, same

township, school district, and similar in nature to ours and much lower priced. I highlighted the price per sq ft., the acreage on each as compared to our house

(subject property).

Thank you for your kind consideration on our behalf,

 Isaac and Audrey Stuckey
