Section 4: Issues Being Appealed (check all that apply)

True Cash and Taxable Value, Taxable Value Only (calculation)

Section 5: Explain the Reason for this Appeal

Property was purchased in September of 2023 for $100,000.00. In 2024 tax year it was valued at $79.400 ($158,891) and taxed at $79,400. Value was appealed in

2024 and by the Township supervisor's own admission, the property split was done incorrectly leading to the incorrect equalization value and thus they were unable

able to provide a ruling on the taxable value until the split was corrected. 2025 value was set at $64,700 ($129.362) and taxes based on $64,700.00. On March 10th,

I requested the assessor provide information on how he determined the value of the property. He stated there were few comps and he went by the Newaygo County

average. The property is 50% wetlands which is why it was purchased far below the county average. With a lack of comps available and the fact that land in

Beaver township on average runs below the County average, the purchase price should be used as the most accurate determination of value.

The filing fee is based on the greater of the State Equalized Value or Taxable Value in contention. If you are appealing more than one parcel, the parcel with the

highest State Equalized Value or Taxable Value in contention will be used to determine your filing fee, plus $25.00 will be added for each additional parcel being

appealed, not to exceed a total filing fee of $1,000.

the State Equalized Value or Taxable Value in contention is: Filing Fee is:

If your property is NOT residential property and the State Equalized Value or Taxable Value in contention is $100,000.01 or greater the appeal does not qualify for
