Michigan Tax Tribunal Court:

Thank you for taking the time to review our 2026 property tax assessment. We recently

completed construction of our home and are debating the SEV value being used. We

appealed to the March board of review and received very little relief. We disagree with the

current class qualification, land values, and the E.C.F used differs significantly from the

county stated value for Bingham Township. Adjusting the class, ECF, and/or land value(per

acre) used would drastically help align the total calculated property value with what we feel

is the fair market value.

To determine a fair market value, we analyzed comparable properties in our area that

closely match our home in size, style, and location. We reviewed three comparable

homes as well as three recent arm's-length sales within the St. Johns market. These

properties provide a reliable picture of current market conditions for ranch-style homes

similar to ours. I attached the spreadsheet comparing the relative data and adjusting for

property differences and you will see the market shows a per sq. ft price much less than

$200/sq.ft and using a number of even $216 sq.ft for our property it supports a fair market

value of $575,000.

Based on this data, the average market value indicated by the comparable sales

supports a valuation of approximately $575,000 for a two-bedroom 2,649 square-foot

ranch home in this area. We are on a large parcel of land, 9.57 acre, of which a majority is

unbuildable low-lying wet area. This figure aligns with actual sale prices of similar

properties and reflects what a typical buyer would reasonably pay in the current market for

competing properties that would be for sale.

We respectfully request that our assessed value be adjusted to reflect this market-

supported figure. A valuation consistent with comparable sales will ensure our assessment

accurately represents true cash value.

Thank you for your time and consideration.

Sincerely,

Joe and Meredith Goodman
