Section 4: Issues Being Appealed (check all that apply)

True Cash and Taxable Value, Taxable Value Only (calculation)

Section 5: Explain the Reason for this Appeal

This was assessed based on misinformation (that it has 60 feet of frontage on the Grand River). It has maybe a 1 foot.

My wife and I purchased this property on September 26, 2023. It had been on the market and off for years (I think 10 plus years). My mother still lives next door

and I heard that the owner was still interested in selling it. I called the owner and told him that I was interested. We negotiated a cash price and my wife and I

purchased (through our Revocable Trust Agreement) the parcel for $151,329, which covered the tax for the year. The SEV jumped in 2024 to $112,500 and they set

the taxable value at $90,000. The notice was not sent to my home (it went to the property which did not have a mailbox or a home) and I missed the deadline to

appeal. I was told that it was too late but to appeal in 2025. I received the 2025 assessment and appealed. It was denied and I am sending this. Their record shows

that I have 60 feet of water frontage. At most I have 1 foot and the county GIS Map verifies. If I had 60 feet of frontage the assessment might be correct, however

that is not the case. My neighbor (15796 Kitchel) sold their home in March 2024 for $746,000. Their assessment was for $385,000. It has a 4 bedroom, 3 bath

home and 100 feet of frontage. My other neighbor, 15621 160th report says it has 80 feet of frontage, however it is obvious the number is much higher. I think

someone erroneously took frontage from the Murray property and added it to ours. See GIS Map attached. See Property Reports for 15796 Kitchel and 15621 -

160th ave included.

I paid more for the property than it was worth because it it next to my mother's property. I think the fair market value is between $120,000 - $130,000.

Current Classification of Property as established by Board of Review:

What do you believe is the property’s classification?

If improved property, how is the property currently being used?

If improved property, for what use was the property designed?

Fee Information

Does the subject property have a Principal Residence Exemption of at least 50% as of the date of the filing of this petition?

No

Are you appealing ONLY the denial of a Poverty Exemption?

No

If you answered yes to either or both of these questions, you are not required to pay any filing fees.

The filing fee is based on the greater of the State Equalized Value or Taxable Value in contention. If you are appealing more than one parcel, the parcel with the

highest State Equalized Value or Taxable Value in contention will be used to determine your filing fee, plus $25.00 will be added for each additional parcel being

appealed, not to exceed a total filing fee of $1,000.

If your property is residential property (see MCL 205.762) and

the State Equalized Value or Taxable Value in contention is: Filing Fee is:

$100,000.00 and under $125.00

$100,000.01 to $500,000.00 $200.00

$Over $500,000.00 $300.00

If your property is NOT residential property (see MCL 205.762) and

the State Equalized Value or Taxable Value in contention is: Filing Fee is:

$100,000.00 and under $250.00

* Plus $25.00 for each additional parcel, as indicated above.

If your property is NOT residential property and the State Equalized Value or Taxable Value in contention is $100,000.01 or greater the appeal does not qualify for

Small Claims. Therefore, an Entire Tribunal petition must be filed.
