True Cash and Taxable Value

Section 5: Explain the Reason for this Appeal

Even after the City lowered my property's value to $146,200, the assessment still

assumes my condo is in a well maintained, stable building, which is not the case. The

building suffers from ongoing disrepair and an inattentive HOA/property manager, which

directly impacts buyer interest and resale value. Recent one bedroom condo sales near

7409 2nd Ave show prices in a narrow range, and units burdened by building condition

or HOA issues typically sell at the lower end of that range. A knowledgeable buyer

would reasonably pay less than the current assessment due to these real world risks.

For these reasons, the revised value remains higher than what my property would

actually sell for in today's market.

issue?

[J ves

No

If you answered yes to the above question, you are not required to pay any filing fees.

If the property does not have a Principal Residence Exemption of at least 50% as of the date of the filing of this petition for all tax years at

issue, the filing fee is based on the greater of the State Equalized Value or Taxable Value in dispute.

If you are appealing more than one

parcel, the parcel with the highest State Equalized Value or Taxable Value in dispute will be used to determine your filing fee, plus $25.00

will be added for each additional parcel being appealed, not to exceed a total filing fee of $1,000.00

If your property is residential property (see MCL 205.762) and

the State Equalized Value or Taxable Value in contention is:

Filing Fee is:

$100,000.00 and under

$125.00

$100,000.01 to $600,000.00

$200.00

$Over $500,000.00

$300.00

If the property is

NOT residential property (see MCL 205.762) and

the State Equalized Value or Taxable Value in contention is:

Filing Fee is:

$100,000.00 and under

$250.00

* Plus $25.00 for each additional parcel, as indicated above.

If the property is

NOT residential property and the State Equalized Value or Taxable Value in dispute is $100,000.01 or greater the

appeal does not qualify for Small Claims. Therefore, an Entire Tribunal petition must be filed.

Fee Information:

Does the property have a Principal Residence Exemption of at least 50% as of the

date of the filing of this petition for all tax years at issue: Check the appropriate box

to indicate whether the property being appealed has a principal residence exemption of

50% or more for all tax years at issue on the date the petition is or will be filed.

If the property has a principal residence exemption of 50% or more on the date the

petition is filed for all tax years at issue, no filing fee is required.

If the property does not have a Principal Residence Exemption of at least 50% on the

date the petition is filed for all tax years at issue, use the included chart to determine the

required filing fee. Add $25.00 for each additional, adjoining parcel that you are

Equalized Value established by the BOR for the tax year under appeal and Petitioner's

between the Taxable Value established by the BOR for the tax year under appeal and

Petitioner's contention of Taxable Value.

If filing multiple petitions, please note that a separate payment (i.e., check, money order,

or other draft payment) must be made for each individual petition.
