Mason Township 17049 US 12, Edwardsburg, M1 49112 (P): 269-641-5923 (F): 269-641-5718 February 10, 2025 Re: Taxable Value Uncapping for 2024 Parcel(s) 14-060-024-373-30 & 14-060-024-373-40 To whom it concerns, The intent of this letter is to serve notice that the taxable value (TV) is being uncapped as a result of a life estate triggering a transfer of ownership on 01/09/2023 and a Property Transfer Affidavit not being filed in a timely manner to alert the assessor of the transfer. The result of this action is a transfer of ownership and therefore results in the TV uncapping for the year following transfer (2024). There are affidavits enclosed to this effect. This transfer is also resulting in a denial of the principal residence exemption and that denial is also enclosed. If you disagree with this decision, appeals need to be filed within 35 days of receiving this letter and are limited to whether a transfer occurred and the uncapping(s) valid — valuations arguments will not be heard.
