Section 4: Issues Being Appealed (check all that apply)

True Cash and Taxable Value

Section 5: Explain the Reason for this Appeal

The basis of our appeal is as follows:

- Highland Twp stated "market adjustment" as the reason for the change and assigned a true cash value of $835,000

- We presented comparable sales data for Highland in 2025 to the BOR that showed the average selling price was $509,583 for equivalent sqft and property features

- In addition, houses that sold for higher values had assessed values lower than ours. For example, one property in Highland sold for $1,500,000 (4854sqft) and was

assessed at $435,500

- We believe that Highland Twp assessed our property as a "lake property" the same as Duck lake which is all-sports, swimmable and has sandy beaches. our lake is

a protected wetland and we cannot even walk into our lake

- Since our property is a new construction, we also believe that the only data Highland Twp used (we never saw any data at BOR) was the construction & land cost,

but this is not a justification for market value- a property is only valued at a price the buyer is willing to pay and this is all based on comparables in Highland which

is how we calculated our recommended true cash value of $519,000

We appreciate the tribunal's consideration of our appeal for a substantial reduction in the taxable value based on the actual market data for Highland and would like

to get a logical data-driven explanation for any result of this appeal.
