The 2024 Assessed Value went up 6.24% with no explanation on form L-4400

(Document 1). Document 2, item #1, page 2, "Assessed Value-Reason for Board

Action"is left blank. Board of Review (BOR) was unable to explain the Assessed Value

increase and indicated the State of Michigan set the Assessed Values.

. How is a

taxpayer expected to know how/why the property taxes increased?

| estimate he Assessed Value should be $112,000 (Document 2). This structure was

built in1841as a stable/carriage house (Document 3) on the property known as the

Abner Estate on the circle (present location of the Kellogg Community Credit Union in

Marshall). In 1960 the Marshall Savings Bank purchased this residential property with

the intention of converting the property to a bank. This stable/carriage house sat on the

northeast side of the bank building and had to be removed to provide for the bank

parking lot.

In 1960 this structure was put up for bid for removal and Mr. Ward Hoenes won the bid.

Mr. Hoenes moved the structure from Marshall to the corner of Old US-27 South &

Orchard Road, in Fredonia Township, where it now sits on a slab. Mr.& Mrs. Hoenes ran

a western shop in the structure for over 20 years until they closed the store and retired.

The structure was zoned commercial but reverted back to residential after the store

closed as per the Fredonia Township Zoning Ordinance at that time.
