STATE OF MICHIGAN GRETCHEN WHITMER GOVERNOR DEPARTMENT OF LICENSING AND REGULATORY AFFAIRS LANSING ORLENE HAWKS DIRECTOR Michigan 48228 Taxing Authority (City or Township) City of Detroit (Wayne) County Wayne Section 4: Issues Being Appealed (check all that apply) True Cash and Taxable Value, Uncapping of Taxable Value Section 5: Explain the Reason for this Appeal I am appealing the Assessed Value (AV) of my property at 8844 Artesian St, Detroit, MI 48228, as the current assessment does not accurately reflect its fair market value. The Assessor review lowered the Assessed Value to $30,000, however that is still high. I submitted my appeal for the Board of Review (BOR) and was denied. I did not receive final decision letter from The Board of Review (BOR), however this is reflected on the property BS&A record online. I believe my Assessed Value should be $23,750. Therefore, I am appealing to Michigan Tax Tribunal based on the factors noted below. Grounds for Appeal: 1. Recent Purchase Price Confirms Overassessment • I purchased this property on November 28, 2023, for $47,500, a transaction that has been duly recorded by the city. • The 2025 State Equalized Value (SEV) is now adjusted to $30,000 still implies a higher market value of $60,000 (since SEV represents 50% of market value). • This implied market value is significantly higher than the actual price I paid. 2. Comparable Sales Support a Lower SEV & AV • Recent comparable sales in the area indicate that similar properties have sold for amounts much closer to my purchase price: o 8911 Plainview Ave, Detroit, MI 48228 – Sold on January 8, 2025 for $45,000 o 7619 Fielding St, Detroit, MI 48228 – Sold on October 17, 2024 for 47,000 o 8867 Brace St, Detroit, MI 48228 – Sold on August 24, 2023 for $41,500 • These sales suggest that the true market value for properties in this area is much closer to $47,500 rather than the $60,000 implied by the current SEV. 3. Requested Adjustment • Based on my purchase price and the comparable sales, the correct market value for this property should be closer to $47,500. • Since SEV represents 50% of market value, the appropriate SEV should be approximately $23,750 rather than $30,000. • Because the Assessed Value (AV) matches the SEV, I respectfully request that my Assessed Value be adjusted to approximately $23,750 to accurately reflect the true property value. Thank you for your time and consideration of this appeal. Please let me know if any additional information is required. Sincerely, Shazia N.
