March 3, 2025

Claybanks Township

ATTN: March Board of Review

6969 S Scenic Dr

New Era, MI 49446

RE:

Quest Trust Co / Parcel # 016-200-004-00 & # 016-200-003-00

March Board of Review,

On behalf of our client, Quest Trust Co, Property Tax Consultants, wishes to appeal the

assessed and taxable values on the parcels mentioned above.

The 2025 Combined Assessed Value is $319,400 suggesting $638,800 in market value.

Purchase Price

In 2023, the subject property was purchased at $410,000. There are two parcels, one with

an 800 Sq Ft cottage, and another parcel considered to be a vacant lot.

The vacant lot is considered to be unbuildable due to size restrictions and elevation

changes.

Residential property values may have peaked in 2023 with lending rates on the rise and

cost of ownership increases. The $410,000 purchase price as an indication of market

value may represent the value ceiling for this property.

The property owner believes the market value range for this property to be within

$390,000 to $410,000.

The 2025 Assessed Value is $113,500 and the Taxable value is $113,500, we respectfully

request that the 2025 values be reduced to $70,000, which represents one half of the true

cash value of $140,000 for parcel # 016-200-004-00.

The 2025 Assessed Value is $205,900 and the Taxable value is $205,900, we respectfully

request that the 2025 values be reduced to $130,000, which represents one half of the true

cash value of $260,000 for parcel # 016-200-003-00.
