Marlette, MI 48453 ndhager@yahoo.com (810) 614-8487 _____________________________________ STATEMENT OF PETITIONERS' CASE WITH DOCUMENTARY EVIDENCE ATTACHED This appeal involves Petitioners Timothy and Patricia Dillon's claim that the property that they own in Akron Township is improperly over-assessed for tax years 2025 and 2026.1 This appeal involves Petitioners' property located at 6921 Serena Drive, Unionville, MI 48767 and bearing a permanent parcel number of 001-131-511-0900-00 (hereinafter "the Property"). 1 Pursuant to MCL 205.737(5)(b), “If the residential and small claims division of the tribunal has jurisdiction over a petition, the appeal for each subsequent year for which an assessment has been established shall be added automatically to the petition.”

2 FACTS Petitioners Timothy and Patricia Dillon (“Dillons”) purchased the Property as part of a three-parcel purchase in September of 2020.2 Petitioners paid $37,500 for all three parcels. When they originally purchased the Property, it was already improved with a shed. In tax year 2022, the Township valued the land at $27,200, but the shed was not on the record card. See property record card for tax year 2022. Exhibit 1. In tax year 2023, the Township increased the value of the land to $40,800 and increased the taxable value by 5% plus an additional $27,400 of "building value." See property record card for tax year 2023. Exhibit 2. The new "building value" was attributable, in part, to $36,379 of value for the shed (multiplied by an ECF of 1.166, for a total of $42,419.91 of "new value"). This is true even though the record card itself reflects that the 407 square foot shed was built in 1980. The Township thus valued the 40+ year old shed at $42,419.91 less than 3 years after the Petitioners paid $37,500 for three parcels of land, one of which included the 40+ year old shed. Moreover, all of that value came onto the record card as new value, rather than recalculating the parcel's correct taxable value as of December 31, 1994, the first year of taxable value, and bringing that value forward. Petitioners did not challenge the Property's tax year 2023 assessment. In tax year 2024, the Township maintained the value of the land at $40,800. However, Petitioners began construction of a house on the Property that year. The Township determined that the house was 50% complete at the end of tax year 2024 and consequently added $71,000 of 2 The facts described in this brief will be provided as evidence via testimony at the scheduled hearing.
Page 3
3 taxable value to the assessment for that new construction.3 See property record card for tax year 2024. Exhibit 3. Notably, the Township valued the 40+ year old shed (and porch) at almost $70,000 for tax year 2024. See id. Petitioners did appeal the 2024 assessment. See MTT Docket 24-002899. As a result of that appeal, the Township's assessor inspected the Property and discussed the appeal with Mr. Dillon. This happened on July 19, 2024. At that inspection, the Township's assessor and Petitioners agreed that as of December 31, 2023, the house on the Property was 90% complete and the total true cash value for the Property was $150,000 and the assessed and taxable values of the Property were $75,000 as of December 31, 2023. Mr. Dillon prepared notes that he handed to the Township assessor during the inspection. See July 2024 inspection notes, Exhibit 4. Pursuant to those notes, the true cash value of the land and shed was agreed to be $30,000 with an assessed and taxable value of $15,000. Further, the true cash value of the house at 90% complete was $120,000 with assessed and taxable values of $60,000. Those figures added together equaled a total true cash value of $150,000 and total assessed and taxable values of $75,000. Although Mr. Dillon handed this write-up to the Township's assessor during the meeting, the assessor handed the document back to Mr. Dillon and told him to "have your attorney write this up." This agreement was memorialized in the form of a Stipulation for Entry of Consent Judgment. See Stipulation for Entry of Consent Judgment, Exhibit 5. The Tax Tribunal entered the Consent Judgment on November 15, 2024. See Consent Judgment, Exhibit 6. However, the Township's Treasurer was not notified of the settlement, and apparently the Township's assessor did not correct the Property's record card to reflect the settlement. This is evident on the initial tax year 2025 Notice of Assessment that Petitioners received for the Property. 3 This number is calculated by multiplying the 2023 taxable value by the 2024 CPI, 5%: $38,462 x 1.05=$40,385. Subtracting $40,385 from the 2024 taxable value of $111,385 arrives at $71,000 of "new" value added to the Property's taxable value for tax year 2024.
Page 4
4 See Notice of Assessment, Exhibit 7. Note that on that original Notice of Assessment, there was another complete uncapping of the Property's taxable value. See id. After receiving the incorrect Notice of Assessment, Mr. Dillon contacted the Township offices. It was only after Mr. Dillon contacted the Township's Treasurer that Petitioners finally received a refund, a corrected tax bill for winter taxes and another - corrected - tax year 2025 Notice of Assessment for the Property. This time, the correct tax year 2024 values were reflected on the Notice, and the tax year 2025 taxable value was reduced from $185,000 to $152,025. See Second 2025 Notice of Assessment, Exhibit 8. A review of the most current version of the Property's tax year 2025 record card demonstrates that although the parties had stipulated that the total value of the Property for tax year 2024, including the shed and a 90% complete house, was $150,000, the Township ignored that agreement and valued the completed house alone at $298,717 in tax year 2025. See property record card for tax year 2025, Exhibit 9. Moreover, the Township treated the house as only 50% complete as of December 31, 2024 and added 50% of the $298,717 as "new construction" in tax year 2025.4 Id. However, as described above, as part of the parties' resolution of the tax year 2024 appeal, MTT Docket 24-002899, the parties agreed that the house was 90% complete. See Exhibit 4. The 4 The Township appears to have miscalculated the Property's 2025 taxable value - even using its own numbers. The correct tax year 2025 value would be the 2024 taxable value multiplied by 2025's CPI of 3.1% plus any additions. That calculation is $75,000 x 1.031 = $77,325 plus any additions/new construction. The record card calculates a total value of the house of $298,717 in tax year 2025, which would be an assessed value of $149,358.50. However, even if 50% of that assessed value is an addition/new construction under the Township's calculations only $74,679 ($149,358.5/2) of "new" taxable value could be added to $77,325 for a total 2025 taxable value of $152,004.
Page 5
5 fact that the property record card was not updated to reflect the settlement is not surprising given that the original Notice of Assessment also was not corrected. See Exhibit 7. Correcting the Property's percent complete as of December 31, 2023 to 90% would allow for only a 10% "new construction" addition to the Property's tax year 2025 taxable value. Even using the Township's determination that the house had a true cash value of $298,717, the permissible addition to taxable value for new construction in tax year 2025 would be only $14,935.5 Therefore, the correctly calculated taxable value for the Property for tax year 2025 is: 2024 taxable value of $75,000 x 1.031 = $77,325 + $14,935 = $92,260. After filing this appeal, the Petitioners obtained an independent appraisal of their property performed by Thomas A. Reinbold, a Certified Residential Appraiser, who specializes in valuing residential parcels in the subject Property's geographic area. Using comparable sales, Mr. Reinbold determined that the Property's value as of December 31, 2024 - the first tax date at issue - would be $238,000 as completed and if a septic system were to be built on the Property. See Appraisal of Property by Mr. Thomas Reinbold, RAA, Exhibit 10. In short, the Property has a septic system with a drainfield that is located on a separate parcel of property. See surveys of Property and adjoining parcels, Exhibit 11. Based upon two estimates that indicate that the moving of a septic system would cost approximately $20,000, appraiser Reinbold determined that the Property is worth $218,000 as of December 31, 2024. See id. at pp. 3, 23 & 24. The Property's tax year 2026 record card is attached hereto as Exhibit 12. That record card reflects that the Township increased the Property's true cash and assessed value approximately 3.8% between tax years 2025 and 2026 and has increased the Property's taxable value by the 2.7% 5 If the true cash value of the house in tax year 2025 were $298,717, then the assessed value of that home would be $149,358.50. If 10% of that were new construction, then only $14,935 may be added to the 2025 taxable value as a permissible "addition."
Page 6
6 CPI limit as established by Michigan's Constitution and the State Tax Commission published CPI numbers. Petitioners appealed the Property's 2026 assessment to the March Board of Review, but their appeal was denied. See March 2026 Board of Review decision, Exhibit 13.6 Petitioners' appraisal is dated as of December 31, 2024, but it is the best evidence of value presented to the Tax Tribunal for both tax years. Petitioners would accept a 3.8% increase to their tax year 2025 appraised value for a 2026 conclusion on the Property's true cash value. Adding the CPI 2.7% for the Property's corrected tax year 2025 taxable value equates to a corrected tax year 2026 taxable value of $94,751. Notably, Petitioners are aware of another parcel of property that is located on the lakeshore less than a mile away from the Property at issue in this appeal that has been listed for sale without selling since May of 2025. See Exhibit 15. The original list price was $340,000. The sellers dropped the asking price to $279,900 in May of 2026 and then dropped again to $259,000 in July of 2026. It remains sitting on the market at that price - and it has a full septic system located thereon. CONCLUSION For the foregoing reasons and for the reasons presented at hearing in this matter, Petitioners Timothy and Patricia Dillon request that this Tribunal reduce the Property's 2025 true cash value to $218,000, assessed value to $109,000 and taxable value to $92,260. Petitioners further request that the Property's 2026 true cash value be reduced to $226,000, 2026 assessed value be reduced 6 March 2025 Board of Review Decision is attached as Exhibit 14.

7 to $113,000 and 2026 taxable value be reduced to $94,751. Petitioners also seek any other relief this Tribunal deems appropriate. Comesan | Supplemental Addendum Fig No. 20260374 [ Borrower Tim Dillon Property Address 6921 Serena Dr City Unionville County Tuscola Stale MI Zip Code 48767-9772 Lender/Client Homeowner Appraisal Addendum 1. The property appraised is assumed to be in fee simple title, free and clear of all debts, liens, mortgage, encumbrances, or leases of an adverse nature unless so specified within this report. It is further assumed that all real estate laxes and special assessments have been paid in full. 2. Itis assumed that there is full compliance with all applicable federal, state and local regulations and laws unless non-compliance is stated, defined and considered in the appraisal report. It is also assumed that all applicable zoning and use regulations and restrictions have been complied with, unless a non-conformity has been stated, defined and considered in the appraisal report. 3. It Is assumed that all required licenses, consents or other legislative or administrative authority from any local, state or national governmental or private entity or organization have been or can be obtained or renewed for any use on which the value estimate contained in the report is based. 4. Itis assumed that the utilization of the land and improvements is within the boundaries or property lines of the property described and that there is no encroachment or trespass unless noted in the report. 5. On all appraisals subject to satisfactory completion, repairs, or alterations, all appraisals that are subject to or under construction, and/or all appraisals subject to rehabilitation, modernization, or remodeling, the appraisal report and valuation conclusions assume, and are contingent upon completion of the improvements within a reasonable period of time, using quality workmanship and locally acceptable materials, and further assumes substantial compliance with the plans and specifications provided to the appraiser. 6. Any map included in the appraisal report is generated by A La Mode mapping and designed to illustrate only the approximate location of the subject and/or comparables used. 7. Appraisers are required to be licensed and/or certified and are regulated by the State of Michigan, Department of Licensing and Regulatory Affairs, Bureau of Professional Licensing, P.O. Box 30670, Lansing, MI 48909. Aaron Thomas Miller, a Licensed Limited Real Estate Appraiser #1201076194 (trainee), provided substantial assistance in the completion of this report, in all of the following aspects: Complete inspection of the interior and exterior (under the supervision of a certified appraiser), neighborhood, site and improvement data gathering, the taking of all relevant photos, complete analysis of all relevant data, completion of the sales comparison grid, final value determination and participation in the final review, analysis and value determination. Mr. Miller has apprenticed for six years, with the first 18 months under full supervision. He has now completed all experience and most educational requirements for certification and will be submitting his application in 2025. He is fully capable of completing an appraisal, and requires only minimal supervision. 8. This appraisal conforms to the Uniform Standards of Professional Appraisal Practice (USPAP) adopted by the Appraisals Standards Board of The Appraisal Foundation. 9. The size of porches, decks, patios, etc and detached garages are often approximate, as no adjustment to comps is possible, due to lack of sizes in MLS data. 10. At this time, all sold comparable "sales" photos are file photos, MLS photos, or gleaned from another on-line source. 11. The inspection of the comparables is limited to what is visible from the road. If the comp has been inspected as part of an appraisal, this is noted in the "Data and Verifications sources” in the Sale Comparison Approach. 12. No search for delinquent taxes was performed. 13. Field observations are not an inspection to reveal defects in the subject property, only readily observable conditions. 14. The appraiser is not a mold inspector and has no expertise in that field. 15. Clear, unobstructed photos of the comps are not always possible, due to trees, landscaping and/or excessive set-backs. All photos are taken from public roads and the appraiser makes no attempt at trespassing to obtain better photos of the house. When the improvements are not visible from the road, the appraiser will rely on the MLS photos and/or REALTOR comments. 16, Acceptance of and/or use of this appraisal report constitutes acceptance of the foregoing assumptions and limiting conditions found here and elsewhere within this report. 17. The appraiser adhered to their State Licensing Requirements and USPAP, as it relates to this specific assignment. PLEASE NOTE: The economic life of a residential appraisal is six months. If this report is over six months old, the comps, market conditions, condition of the subject, available financing, etc may have changed. These factors could very well render the appraised value inaccurate. Therefore, a report over six months. is no longer valid, unless an update or recertification has been performed. Environmental Disclaimer- The value estimated is based on the assumption that the property is not negatively affected by the existence of hazardous substances or detrimental environmental conditions unless otherwise stated in this report. The appraiser is not an expert in the identification of hazardous substances or detrimental environmental conditions. The appraisers’ routine inspection of and inquiries about the subject property did not develop any information that indicated any apparent significant hazardous substances or detrimental environmental conditions which would affect the property negatively unless otherwise stated in this report. However, it is not impossible that tests and inspections made by a qualified hazardous substance and environmental expert would reveal the existence of hazardous substances or detrimental environmental conditions on or around the property that would negatively affect it's value. APPRAISER INDEPENDENCE No employee, director, officer, or agent of the Seller, or any other third party acting as joint venture partner, independent contractor, appraisal company, appraisal management company, or partner on behalf of the Seller has influenced or attempted to influence the development, reporting, result, or review of this assignment through coercion, extortion, collusion, compensation, instruction, inducement, intimidation, bribery ar in any other manner. | represent and warrant that, as of the date of this Report, | have had no contact with anyone that would in any way be construed as a violation of the Appraiser Independence Requirements; the only individuals with whom | have had any contact regarding my preparation of this Report have been limited to representatives of AMC or clients designated agent and the designated individual required for entry into the subject property for purposes of inspection. No unauthorized agent or representative of lender/client whose name appears on the first page of this Report has contacted me directly and | am obligated to and would report any such unauthorized contact, whether in person, by phone, or electronically immediately. Sales Comparison Addendum The comps selected for this assignment are the most similar and relevant currently available, based upon a thorough search of the MLS system and/or county records where relevant. The comps selected and used were chosen because they are locationally, physically, and functionally the most similar to the subject property available at this time, making them the most relevant, situated in as similar settings as possible and requiring the minimum adjustments of the available sales. Page 44
Comoran] Supplemental Addendum File No. 20260374 Borrower Tim Dillon Property Address 6921 Serena Dr City Unionville County Tuscola State m1 Zip Code 48767-9772 Lender/Client Homeowner The comparable search completed is based on the following criteria, age, size, amenities and location. Price is not a consideration, with price range determined by the comps found in the search. NOTES: The MLS is considered the best source, as the data provided far exceeds what is available in the county records, which typically have, at most, size, style, total sale price, ignoring condition, accurate room counts, amenities, seller motivation, concessions, etc. The individual adjustments are a reflection of an amenity to the market and need to be completed accurately, so that a credible report is produced with regards to the intended users of the report and the appraiser's peers. Adjustments only need to be made and should be made when there is a significant, measurable difference between the subject property and a comparable sale. By measurable, | mean measurable in the marketplace. Such that a typical purchaser would recognize this difference and take it into consideration when making a buying decision. When such a difference occurs, it is incumbent on the appraiser to find homes, both with and without this difference/amenity to analyze the market reaction, if possible. The analysis and reasoning used to formulate the appropriate adjustments in this report are based on ongoing market analysis from 2014 to date, where an individual factor is apparent in the comparison of two similar homes. Whenever this occurs (not always possible in the area, due to the highly diverse nature of home designs, ages, styles, size, sites and amenities found in the tri-county and surrounding rural locations) analysis is completed and logic and reasoning are updated. Markel analysis used in determining adjustment factors: Time adjustments are made only when a discernable decline in the overall market and/or competitive area is noted in the year to year analysis, or conversely in an increase beyond the normal inflationary factors is determined to have occurred in the year to year analysis, as this is a seasonal market. Concession adjustments are made at the full dollar amount. This is due to the market not having fixed concession amounts, financing type not withstanding. Concessions vary from 0% to 6%. The full dollar amount is therefore the correct adjustment, as the net proceeds to the seller are reduced by that amount. The location adjustments are made when the location, of the subject and/or comparables has positive or negative factors that reflect on the overall value of property, i.e. waterfront, superior subdivision or school system, busy road or an indicated declining market place. View adjustments are made to the subject or comparables having a superior or inferior view factor that has been demonstrated in the market place. The adjustments for this two factors have been found to range from 0% to 10%. i.e. busy roads, which tend to fall at the 3-5% threshold. Site adjustments in lots are determined by the contributory value of the land to the whole. Acreage sites are adjusted on a per acre value, based on the current market place's indication of acreage site values on comparable parcels that have been sold. Location, site and view adjustments are often cumulative, with the factors often overlapping. This means you must consider all three in total when determining the appropriate adjustments. Design adjustments, while rare, are made when a particular design or design feature is viewed by the majority of buyers to make the property either more or less acceptable in the market place. Quality and condition adjustments have routinely found to be either 5 or 10% #, with obviously superior/inferior enhancements producing a corresponding difference in value. These adjustments are per factor, with C1 and C2 being equal, in most cases. This has also been found to be correct in the functional utility or inutility of a home, with a home that demonstrates a significant functional deficiency resulting in a 5 to 10% change in value and/or marketability. The adjustments will be base on the average sale prices of the comparable sales used. Where quality, updating and condition are comparable, the actual age may not require an adjustment. Note:When considering the condition adjustments, there are six ratings. While C1 (new), C2 (like new) and C6 (uninhabitable) are relatively definitive, the ratings of C3, C4 and C5, are not so clearly defined. i.e. For example, in looking at a home that meets a particular rating, for the purpose of this example, C4. Within the C4 classification, you can have a home that is nearly a C3 (well maintained, with superior upkeep, but no extra updates, which will maintain its C4 rating and with kitchen and/or bath updates, may even reach a C3 rating), or conversely nearly a C5 (a home that meets the definition of C4, but has inferior overall upkeep, which, if this lack of upkeep continues will cause a further decline, until the rating falls to C5). While both are C4, an adjustment may be necessary to reflect these differences. Any differences in room counts can be accounted for in the adjustment for sf, except in the case of baths which is an additional adjustment. There is no empirical evidence that an added bedroom, den, rec room, etc creates a market reaction separate from size, after factoring in condition, quality and age. Bathroom adjustments reflect past bracketed appraisal indicating a 4-5% adjustment for a full bath and 2-2.5% adjustment for a lavatory are appropriate. Condition, quality and/or age adjustments, if present, reflect the quality of construction, the degree of updating (effective age) and the overall maintenance (condition), based on personal inspection and MLS data and are often a combination of all three factors, when considering effective age. Where quality, updating and condition are comparable, the actual age may nol require an adjustment. Comp choices are made to reflect this, with our.sf adjustments based on our continuing research showing the contributive value of additional sf to fall within the 30-60% range of the sale price per sf. The average and median were both closer to 40-50%, which is the factor used in most reports. Of course, where the homes are all very similar, the sf factor was closer to and sometimes in excess of the 60% high, with the range closer to 40-70%+. Conversely, in areas with a wide dispersion of styles, sizes, amenities, etc, the factor was closer to the 30%, with the range closer to 20-40%. In outlier homes, with large sf, the factor fell even further, with the factor closer to 20% and the range closer to 10-30%. In acreage or waterfront sales the land is factored out. Basement sf fell between 20 and 30% of above grade sf value, with a median of 25%, which will most often be the factor used. In acreage or waterfront sales the land is factored out, as it reflects a higher percentage of the whole. Explanation of basement adjustments: Line one is the adjustment for overall sf + finished sf. Line two is the adjustment for the Form TADD - TOTAL" appraisal software by a la mode, inc. - 1-800-ALAMODE

Heating/Cooling: No specific conventional heating system has been shown to provide a consistent posilive/negative effect on value or marketability. Central air has an impact on value of 2% t, while individual air is 0 to .5% at most and generally within the season. Energy efficient designs or factor differences and adjustments are often based on limited data and past bracketed appraisals. i.e. geo-thermal systems have been found to result in a 3% positive adjustment, whole house generators have been shown to produce a 1 to 2% positive adjustment. Energy Star rated homes sell consistently at 3-5% + higher than their non- Energy Star counterparts. Garage adjustments are reflective of past bracketed appraisals, which have indicated a contributory value for garages of 5-4-3-2% + for 1-2-3-4 cars. Carports are 1-2% Porch/Patio/Deck adjustments reflect past bracketed appraisals, indicating a contributory value for this amenity of 1-3% #, with normal porches, decks, patios weighted at 1-2% #, screened/enclosed at 2% + and 3 season rooms at 3-4% t, 4 season rooms are heated/cooled and considered living area. Fireplace adjustments have shown to be 1% for the first, .05% second, with .05-1% for wood stoves. The comps selected and used were chosen because they are locationally, physically, and functionally the most similar to the subject property available at this time, making them the most relevant, situated in as similar settings as possible and requiring the minimum adjustments of the available sales. The comparable search completed is based on the following criteria, age, size, amenities and location. Price is not a consideration, with price range determined by the comps found in the search. Condition and quality adjustments are based on 5% and 10%, respectively, of the sales prices of the relevant comparable sales. - SF adjustment based on $65, basement SF adjustment based on $16, rounded to nearest $100, with no adjustment for less than 100 sf difference. The six month guideline was exceeded, however, the comparables provided are the most relevant presently available. This Is not uncommon in a seasonal market. Market analysis reflects a stable market in year to year analysis. It is normal for rural properties to exceed the one, three and even five mile guidelines, as there are limited properties, many on acreage parcels interspersed among significant vacant land. Adjustments only need fo be made and should be made when there is a significant, measurable difference between the subject property and a comparable sale. Supplemental Addendum File No. 20260374 Bomower Tim Dillon Property Address 6921 Serena Dr City Unionville County Tuscola Stale MI Zp Code 48767-9772 Lender/Client Homeowner Time adjustments are made only when a discernable decline in the overall market and/or competitive area is noted in the year to year analysis, or conversely in an increase beyond the normal inflationary factors is determined to have occurred in the year to year analysis, as this is a seasonal market. This has also been found to be correct in the functional utility or inutility of a home, with a home that demonstrates a significant functional deficiency resulting in a 5 to 10% + change in value and/or marketability. The adjustments. will be base on the average sale prices of the comparable sales used. Where quality, updating and condition are comparable, the actual age may not require an adjustment. Note:When considering the condition adjustments, there are six ratings. While C1 (new), C2 (like new) and C6 (uninhabitable) are relatively definitive, the ratings of C3, C4 and CS, are not so clearly defined. Where quality, updating and condition are comparable, the actual age may not require an adjustment. Comp choices are made to reflect this, with our.sf adjustments based on our continuing research showing the contributive value of additional sf to fall within the 30-80% range of the sale price per sf. The average and median were both closer to 40-50%, which is the factor used in most reports. Of course, where the homes are all very similar, the sf factor was closer to and sometimes in excess of the 80% high, with the range closer to 40-70%+. Basement sf fell between 20 and 30% of above grade sf value, with a median of 256%, which will most often be the factor used. In acreage or waterfront sales the land is factored out, as it reflects a higher percentage of the whole. Explanation of basement adjustments: Line one is the adjustment for overall sf + finished sf. Line two is the adjustment for the added benefit of room count in the basement, over and above the line one adjustment for finished sf. i.e. a basement bath adds more than the sf adjustment on line one and therefore requires an added adjustment or an area that is finished extraordinarily well may need a positive line two adjustment, conversely a finished area that lacks desirability may require a negative adjustment. Heating/Cooling: No specific conventional heating system has been shown to provide a consistent positive/negative effect on value or marketability. Central air has an impact on value of 2% +, while individual air is 0 to .5% at most and generally within the season. Garage adjustments are reflective of past bracketed appraisals, which have indicated a contributory value for garages of 5-4-3-2% * for 1-2-3-4 cars. Carports are 1-2% Porch/Patio/Deck adjustments reflect past bracketed appraisals, indicating a contributory value for this amenity of 1-3% #, with normal porches, decks, patios weighted at 1-2% +, screened/enclosed at 2% + and 3 season rooms at 3-4% +, 4 season rooms are heated/cooled and considered living area. Fireplace adjustments have shown to be 1% for the first, .05% second, with .05-1% for wood stoves. Form TADD - “TOTAL appraisal software by a la mode, inc. - 1-800-ALAMODE

See attached drawing. The Cost Approach does not meet the rule of substitution, and if considered, was not deemed applicable, given age and would be considered only fo the extent it supported the Sales Approach. It is only considered a viable indicator of value in new construction, where a typical buyer would consider new construction in making their buying decision, and is not required by Fannie Mae in existing homes. Per Appraiser's Certification Number 4, this report relies only on the Sales Comparison Approach. Economic life is calculated by subtracting the effective age from 70 years. « Indicated Weight Value Estimated indicated value is determined by using the Gross Adjustment of sale price for each comparable as a measure of the relative quality of the comp. The Indicated Value is derived by multiplying the weight of each comp by the Adjusted Sale Price of that comp, repeating for each property, then adding them all together. This weighted average is used as the indicated value of the subject. As with any method, this technique is not perfect. However, it does do a very good job of giving more weight to the most similar comps while at the same time minimizing values near the extremes of the indicated value range.
