STATE OF MICHIGAN GRETCHEN WHITMER GOVERNOR DEPARTMENT OF LICENSING AND REGULATORY AFFAIRS LANSING MARLON I. BROWN, DPA DIRECTOR 2 of 3 The 2026 assessment of this property is appealed because the True Cash Value (TCV) and resulting assessed value are inaccurate; they fail to account for the property's incomplete physical condition as of the December 31, 2025, Tax Day. As of that date, the kitchen was in an unfinished, non-functional state (exposed studs, no flooring, no cabinetry). The current assessment treats the property as a finished, functional residence, which overstates its 'usual selling price' as defined under MCL 211.27. A valuation adjustment is necessary to achieve uniformity with other comparable properties in the neighborhood that are assessed based on their actual, finished condition. Since the property experienced a transfer in ownership that resulted in uncapping the taxable value is also appealed. Jurisdictional Issues: Did you protest the assessment at a Board of Review? Yes If Yes, check which Board of Review you attended: March If No, please check the applicable reason(s): Year(s) Under Appeal: 2026 Valuation Information for Each Parcel under Appeal: Parcel Number: 41-15-33-202-013 Classification of Property: Real (check one) Residential (check one) Current Assessed Value as established by the Board of Review: 183000 Current Taxable Value as established by the Board of Review: 182998 What do you believe is the fair market value? 335000 Multiply the True Cash Value by .5 and enter here. This is your contention of Assessed Value. 167500 If you believe the Taxable Value differs from your contention of Assessed Value, enter your contention of Taxable Value. 167500 Electronic Signature *Typing your name below will serve as your signature
