Supplemental Addendum isto. 48507845-48507846 Borrower MARK A & JENNIFER CULLEY Popety Addess 3657 Dorothy Ln nN oy Waterford ] tony Oakland ] sie pI Btls 48329 LenderClent MORTGAGE 1, INC. This addendum is to become a part of the Appraisal Report submitted 10 you regarding the above described property. SCOPE OF APPRAISAL The intended use of this appraisal is to provide an opinion of the market value of the subject properly, as of ihe date of valuation for the purpose of obtaining a mortgage. The property rights appraised are Fee Simple Estate. Fee Simple Estate is Defined as "Absolute Ownership unencumbered by any other interest or estate subject only 10 the limitations imposed by governmental powers of taxation, eminent domain, potice power, and escheat.” The valuation process involves an interior/exterior inspection of the subject by the appraiser. Next, the appraiser gathers, analyzes and confirms applicable market data information using in-house files, multiple listing services, real estate brokers, local government records, and other sources relevant to this assignment. The appraiser then applies the data gathered to the applicable approaches to value, reconciles the results, and provides an opinion of market value. Further information pertaining to the scope of work appears elsewhere in this report. + URAR: Neighborhood - Description SUBJECT IS LOCATED IN A SUBURBAN SETTING WHERE MOST HOMES ARE LOCATED IN SUBDIVISIONS ALONG PAVED ROADS AND BUSINESS OR RETAIL IS FOUND IN SCATTERED STRIP CENTERS ALONG MAIN ROADS. EMPLOYMENT CENTERS AND AMENITIES ARE LOCATED WITHIN 5 MIIES OF THE SUBJECT PROPERTY, A TYPICAL COMMUTE IS 15-30 MINUTES. » URAR : Neighborhood - Market Conditions BOTH CONVENTIONAL AND NON-CONVENTIONAL FINANCING ARE COMMON WITH SALES CONCESSIONS TYPICAL. AVERAGE SALES TO ASKING PRICES WERE FOUND TO BE 70 - 100% INCLUDING SELLERS CONCESSIONS, The subject is a legally permissible use based on its current zoning. Also, the lot size, shape and land-to-building ratio allow the present structure and indicale a good utilization of the improvements. Based on current market conditions, the existing structure as a single family residence is its financiafly feasible and maximally productive used. The highest and best use, as if vacant, would be to construct a single family residence + URAR : Salgs Comparison Analysis - Summary of Sales Comparison Approach It must be noted that recently days-on-market for homes in southem lower Michigan have become extremely difficult to determine. Real estate agents and brokers frequently withdraw old listings then, in a few days, resubmit, creating a new listing with a different number which cannot be easily found by the appraiser. The lisiting/sefling data contained herein may not always be accurate, although the appraiser has attempted to portray a true picture of the present, market conditions. The comparables presented within this report are considered the best availatbe to this appriser at the time for comparison to the subject. Comparable sales information is based on MLS, builder sales records, and/or local government records unless otherwise noted. Sales comparables from closed transactions are deemed to be the best availalbe for the market area, and they are: located within the subject's neighborhood boundaries -very similar in style and age wilh few adjustments -sold by knowledgeable banker to a well-informed inveslor After analyzing the market area and the list to sale price trends over the previous 12 months it was determined that the average decrease in price from the llst price to the final sales price was on average 3% of the list price. Research of the market data indicates thal an adjusiment for age is directly refaled to the overall condition of the improvements of the proeprty (ie. effective age) which, in this report, is expressed in the UAD approved condition rating. Any applicable adjustment for age difference has been considered in this line lem and a tack of adjustment indicates to the reader an equal opinion for the differential. The gross living area adjustment is based on $85.00 per square foot where the variance exceeds 100 square feet. adjustments for less than 100 square feet are not deemed necessary. A zero (-0-) is entered in the grid of the Sales Comparison Approach to indicate to the reader that the particular lem, which varies from the subject properly, has been recognized and that no adjusiment is deemed applicable. The differential is considered to be of no value, or may be of an offselling value with another item, or no adjustment was applicable due to the fact that no accurate adjustment was able to be exiracted through a paired sales analysis of the sales available in the subject's immediate marketing area. Necessary adjustments for repair items have been considered in the condition line if the Sales Comparison Grid. This adjustment reflects not the aclual cost fo cure, but the market impact that the subject's repairs and condition have on the value of the subject property, All comparable sales have something in common with the subject property and collectively they support estimated market

The weighting of the comparables in relation to value is as follows:
#1- Comparable 1 due to the closest proximity to the subject and the most recent time of sale.
#2- Comparable 2 due to the lowest gross adjustment needed and the 2nd closest proximity to the subject.
#3- Comparable 4 due to the 2nd lowest gross adjustment needed.
#4- Comparable 3 has been given the lowest weight.
+ URAR
: Reconciliation - Reconciliation and Final Value Conclusion
The most probable purchaser of the subject property would be a mainstream buyer. The cost approach is based on the theory that a typically
informed buyer would pay no more for a residential property then the cost to rebuild a replica of that property, with the same utility. The reliability
of this approach is affected by the amount of depreciation present in the subject property. Also, the typical buyer of an older home does not
consider building a replica as a viable or, in mos{ cases, a possible alternative. Therefore, if this approach is used in this report, it does nol carry
as much weight as the sales comparison approach and is not considered a reliable approach. However, the cost approach was not required nor
considered applicable in this case.
The income approach involves estimating the gross monthly market rent for the subject property and muiliplying by a gross monthiy rent
multiplier obtained by dividing the selling price of a property by the monthly rent at the time of sale. The reliability of this approach is dependent
upon the availability, quality, and comparability of rented/sold properties. Since homes comparable to the subject typically are not rented in this
market area, this approach to value is deemed inapplicable.
In the sales comparison approach, the appraiser analyzes competitive properties in the subject's neighborhood or market area and compares
them to the subject. Adjustment for the differences that exist between the subject and the comparable are made resuiting in
an indicator of market value.
Finally, after having analyzed the values obtained from the approaches utilized in this report, a final indication of value is presented in this repori.
Most weight has been placed upon the sales comparison approach and is deemed the best indicator of value for the subject property.
The final valuation estimate precludes undisclosed conditions (such as easement, interests, or encroachments) that may be exhibited in the title
report or survey.
