Property Value Support Statement

Property Address: 1355 Robindale Ave, Dearborn, MI 48128

Purpose: Support for True Cash Value in Michigan Tax Tribunal Appeal

This statement is submitted in support of the petitioner's contention of fair market value (True Cash Value) for the

above-referenced property.

Based on publicly available market data from widely used real estate valuation sources, including Zillow, Redfin,

and Homes.com, the estimated current market value of the property falls within a range generally between

approximately $260,000 and $300,000.

Recent estimates and comparable sales in the immediate area support a reasonable True Cash Value of

approximately $280,000. This figure reflects current market conditions and is consistent with nearby residential

properties of similar size, age, and location.

Accordingly, the petitioner respectfully contends the following values for purposes of this appeal:

Contended True Cash Value: $280,000

Contended Assessed Value (50% of TCV): $140,000

*

Contended Taxable Value: $140,000

This valuation is submitted in good faith and is intended to provide reasonable support for the petitioner's

valuation position in conjunction with the hardship and poverty exemption appeal.

1 am appealing the denial of my poverty exemption and the assessed and taxable value of my property. My

mother and

| purchased this home together, and following her passing,

| became solely responsible for the

property and all related expenses.

The Board of Review's decision was based on household income calculations that included my aduit son’s

income. My son has autism and is able to work on a limited basis; however, his income is modest and

inconsistent and does not provide sufficient support for household expenses.

Even when combined, my income and my son's income are not sufficient to meet the property tax obligation in

addition to basic living expenses. Due to economic hardship, rising costs of living, and periods of unemployment,

| have fallen behind financially.

| respectfully request that the Michigan Tax Tribunal reconsider the poverty exemption and reduce the assessed

and taxable value to reflect my actual financial circumstances and ability to pay.

1 declare under penalty of perjury that the foregoing is true and correct to the best of my knowledge.
