Due to the lack of rental/sales information, the GRM analysis was not developed. Since most market participants would not arrive at a value indication for

the subject by estimating the reproduction cost less any accrued depreciation, the cost approach is not considered to be a relevant indicator of value. The

Sales Comparison Approach is given most weight in the final reconciliation as it best represents the action of typical buyers and sellers. 255qbQMayz#7!

SCOPE OF WORK:

The scope of this appraisal report is specific to CrossCountry Mortgage, LLC ISAOA/ATIMA and is the client and the intended user identified by

the appraiser. I made a visual observation of the subject which would be considered typical to the amount of time a typical buyer would view the

interior/exterior of the home. This report should not be considered, or is intended to be a full property inspection of the type to reveal defects in

mechanical systems, roofing, structural integrity or any other property component. The appraiser viewed readily accessible areas. The main

living areas and basement were viewed. The roof cover and exterior of the home was viewed from grade level. The home was measured from

the exterior to ANSI Z765-2021 standards when possible and the interior when applicable, to the nearest tenth of foot, and utilized for calculating

and reporting gross living area (GLA) and non-GLA areas of the subject property. The floor plan and room layout were considered as they relate

to functional utility. Mechanicals were activated and any readily noted deficiencies or updates if present have been addressed on page one or in

the addendum. Data on the subject may have been obtained from one or more of the following sources; real estate agents, property owners,

multiple listing services, previous interior or exterior inspections.

Users and readers of the report are hereby alerted to the following:

The appraiser is not a qualified home inspector, environmental expert, pest remediator, or building inspector. For this reason, we have not

accessed hidden spaces within the subject home and can make no warranties as to soundness, lack of infestation, or other concerns. Any

questions or concerns relative to these matters should be addressed by professionals in their respective fields. We are not aware of any

infestations, unsafe conditions, or related negative conditions based on our site observations on the date of the appraisal, but the site

observations are made to predict the actions and motivations of a typical buyer and not those of an expert in any of the above fields. While we

make every effort to be thorough in our observations, our expertise lies in the prediction of typical buyer reaction, and not in the technical aspects

of construction, maintenance, or related matters.

Please see the definitions addendum for clarification of quality and condition ratings.

The appraiser referenced hidden systems and foundation elements based on representations made to us by borrowers, homeowners, real estate

brokers, and others. Obviously, we have not witnesses the construction of these now-concealed items, but offer this information merely as a

convenience to the lender or client. Any concerns with respect to these systems or elements should be directed to experts in the various fields,

which the appraiser certainly is not. Similarly, our reference to the F.E.M.A. Flood Maps is made only as a convenience to the client, and not

intended to impart substantive data as regards flooding in the subject area, past or future.

I have performed no services, as an appraiser or in any other capacity, regarding the property that is the subject of this report within the

three-year period immediately preceding acceptance of this assignment.

In Michigan, appraisers are required to be licensed and are regulated by the Michigan Department of Licensing and Regulatory Affairs, P.O. Box

30018, Lansing, Michigan 48909. This appraiser is licensed as a "Certified General Appraiser".

This report is an Appraisal Report prepared under Standards Rule 2-2(a), pursuant to the Scope of Work as disclosed elsewhere in this report.

Site value is based on sales of similar parcels

located in the subject's school district and taxing authority where possible, with sales retained in the appraiser's files.

31,700

Since most market participants would not arrive at a value indication for

the subject by estimating the reproduction cost less any accrued

depreciation, this approach is not considered to be a relevant indicator

of value.

DEFINITION OF MARKET VALUE:

The

property

should

open

market

under

all

conditions

requisite

to

a

fair

the

buyer

and

seller,

each

acting

prudently,

knowledgeably

and

assuming

the price is not affected by undue stimulus. Implicit in this definition is the consummation of a sale as of a specified date and

the passing of title from seller to buyer under conditions whereby: (1) buyer and seller are typically motivated; (2) both

parties are well informed or well advised, and each acting in what he or she considers his or her own best interest; (3) a

reasonable time is allowed for exposure in the open market; (4) payment is made in terms of cash in U. S. dollars or in terms

of

financial

arrangements

comparable

thereto;

and

(5)

the

price

consideration

for

the

property

anyone

associated

with

the

sale.

*Adjustments

to

the

comparables

must

be

made

for

special

or

creative

financing

or

sales

concessions.

No

adjustments

are

necessary for those costs which are normally paid by sellers as a result of tradition or law in a market area; these costs are

readily

identifiable

since

the

seller

pays

these

costs

in

virtually

all

sales

transactions.

Special

or

creative

adjustments

can

be

made

to

the

comparable

property

by

comparisons

to

financing

terms

offered

by

a

third

party institutional

lender that is not already involved

in the property or transaction. Any adjustment should not be calculated on a mechanical

dollar for dollar cost of the financing or concession

but the dollar amount of any adjustment should approximate the market's

reaction

to

the

financing

or

concessions

based

on

the

appraiser's

judgment.

STATEMENT OF ASSUMPTIONS AND LIMITING CONDITIONS:

The

appraiser's

in

this

report

the

following

assumptions

and

limiting

conditions:

1.

The appraiser will not be responsible for matters of a legal nature that affect either the property being appraised or the title

to it, except

for information that he or she became aware of during the

research involved in performing this appraisal.

and will not render any opinions about the title.

this appraisal report

whether

any portion of the subject site is located in

Because

the

unless

specific

arrangements

to

do

so

have

been

made

beforehand,

as

otherwise

required

by

law.

5.

The

appraiser

has

noted

in

this

appraisal

report

any

adverse

conditions

(such

to

value.

I

I further certify that I considered the cost and income approaches to value but did not develop

them,

unless

I

14.

I have

taken into consideration the factors that have

an impact on value with respect to the subject neighborhood, subject

property, and the proximity of the subject property to adverse influences in the development of my opinion of market value. I

have noted in this appraisal report any adverse conditions (such as, but not limited to, needed repairs, deterioration, the

presence

of

hazardous

wastes,

toxic

substances,

adverse

environmental

conditions,

etc.)

observed

during

the

inspection

of

the

subject property or that I became aware of during the research involved in performing this appraisal. I have considered these

NEIGHBORHOOD DESCRIPTION CONTINUED:

of a mixture of one, one and a half and two story homes in C6 to C1 condition. Commercial

development is located primarily along Oakland Drive and Romence Road and consists of

buildings designed for retail, office and commercial service utility. Any derivation of the subject's

age and/or indicated value from the predominate value and/or age of the neighborhood is due to

the dissimilar nature of the housing stock in the subject's immediate area and marketing area,

and has no impact on the marketability of the subject. All comparables, not located in the

subject's immediate subdivision, are located in competing areas and would be viewed as

competing properties by potential purchasers. Potential purchasers make no differentiation

between various side of major roadways or any other boundary, man-made or natural, within the

subject's market area.

MARKET CONDITIONS CONTINUED:

According to the most recent economic data published for the subject's area, the unemployment

rate was 5.2% for the most recent period. Leading economic indicators are mixed across all

sectors. A twelve month time frame was used to develop the overall market trend in the report.

MLS monthly sale statistics for comparable sales were analyzed. At the present time there is no

definitive indication of a downward trending market in the subject's immediate neighborhood or

general competitive market. The limited inventory and low days on market many properties are

experiencing would point to a limited supply, which logically will put upward pressure on prices.

But due to the limited number of sales due to the limited inventory, there is not enough data to

indicate a sustained upward trending market at the present time. Typical list sale to list price

ratio is 92-100%.

HIGHEST AND BEST USE CONTINUED:

The subject is a legally permissible use based on its current zoning. Also, the lot size, shape

and land-to-building ratio allow the present structure and indicate a good utilization of the

improvements. Based on current market conditions, the existing structure as a single family

residence is its financially feasible and maximally productive use. The highest and best use, as

if vacant, would be to construct a single family residence.

SALES COMPARISON APPROACH CONTINUED:

A review of the subject's market revealed that very few homes have sold within the last six

months that are similar to the subject in condition, age, location, style and quality. Therefore, it

was necessary to use sales older than six months ago and outside a one mile radius around the

subject. This fact is not uncommon in the seasonal nature of the subject's market and since the

subject's market is stable, sales over six months are considered relevant indicators the subject's

market value. The comparables used are the best available after an extensive search for sales

in the subject's area. The use of any other comparables would have resulted in higher

adjustments. All comparables are located in the same market area.

As shown in the number of sales listed on the top of page two and in the 1004MC, there have

been less than thirty comparable sales in any given month over the past twelve months. Thirty

data points is considered to be the minimum number to make a statistically sound conclusion.

As a result, there is insufficient data to arrive at a justification for any market time adjustments to

be applied to the comparables based on their contract dates. Applying an adjustment based on

a larger data set of dissimilar properties would result in a misleading report. Additionally,

discussions with Realtors and market participants indicate date of contract has no impact on

their analysis when arriving at offering prices over the past twelve months.

Market participants do not appear to differentiate or make value adjustments for difference in lot

size less than 4,000 sf.

There is no data to indicate market participants make value adjustments for differences in the

ages of homes less than fifteen years.

There is no market data to indicate purchasers in the subject's market make value adjustments

for differences in design.

Comparables #1, #2, and #5 indicated more updating and remodeling than the subject and were

adjusted downward accordingly.

Comparable #4 and Listing #6 indicated more updating and remodeling than the subject, but do

not rise to the definition of C3, resulting in a downward adjustment even though both would be

considered C4 by definition.

The first line of the "Above Grade Room Count" section is an adjustment for the number of

bedrooms. The second line is for the number of bathrooms.

In the final correlation of market value, emphasis is given to Comparable #1(20%) since it is a

recent sale similar in full bath count, Comparable #2(20%) since it is similar in bedroom count

and gross living area, Comparable #3(24%) since it is similar in condition, bedroom and bath

count and gross living area, Comparable #4(20%) since it is next most similar in condition and

similar in full bath count, and Comparable #5(16%) since it is similar in heat source.

The indicated value is most likely greater than the contract price due to an overly optimistic initial

listing price, resulting in an extended time on market and owner needing to move.

The wide range of unadjusted and adjusted sales prices is due to bracketing physical

characteristics of subject and was unavoidable. This will be common when dealing in a market

with recent limited inventory, which results in a limited pool of available sales at any given time.

Any ratio exceeding a guideline, including gross and net adjustments, is due to the dissimilar

nature of the housing stock and the limited number of sales in the area at any given time with

similar characteristics. This fact has no bearing on the indicated value or marketability of the

subject, or the quality of the comparables. This will be typical when dealing with older housing

stock where the passage of time allows for some home to be updated, improved and/or

modified more than others.

No personal property was considered or valued in the appraisal.

Adjustments are based on differences in contributory value for various characteristics in the

subject's market. Amounts are derived from prior paired sales, depreciated costs and

discussions with market participants on the impact of differences in various characteristics.

Seller concessions in the area for the past twelve months have increased from below 3% to between 3-5% with more

seller concessions being applied toward closing costs and buydowns.

Foreclosure sales have been seen in all segments of the market, but are available on varying intervals and thus have limited impact

in the subject's sub-market.

Current MLS statistics have been used for the above information.

The lack of data results in skewed numbers and any trends based on the above numbers are suspect. Median sale prices are fluctuating

which is not uncommon in the seasonal nature of the subject's housing market. Since all metric are not pointing in a sustained trending

direction, the subject's overall market is considered stable at the present time.

UNIFORM APPRAISAL DATASET (UAD) DEFINITIONS ADDENDUM

(Source: Fannie Mae UAD Appendix D: UAD Field-Specific Standardization Requirements)

Condition Ratings and Definitions

C1

The improvements have been recently constructed and have not been previously occupied. The entire structure and all components are new

and the dwelling features no physical depreciation.

Note: Newly constructed improvements that feature recycled or previously used materials and/or components can be considered new dwellings

provided that the dwelling is placed on a 100 percent new foundation and the recycled materials and the recycled components have been

rehabilitated/remanufactured into like-new condition. Improvements that have not been previously occupied are not considered “new” if they

have any significant physical depreciation (that is, newly constructed dwellings that have been vacant for an extended period of time without

adequate maintenance or upkeep).

C2

The improvements feature no deferred maintenance, little or no physical depreciation, and require no repairs. Virtually all building components

are new or have been recently repaired, refinished, or rehabilitated. All outdated components and finishes have been updated and/or replaced

with components that meet current standards. Dwellings in this category are either almost new or have been recently completely renovated and

are similar in condition to new construction.

Note: The improvements represent a relatively new property that is well maintained with no deferred maintenance and little or no physical

depreciation, or an older property that has been recently completely renovated.

C3

The improvements are well maintained and feature limited physical depreciation due to normal wear and tear. Some components, but not every

major building component, may be updated or recently rehabilitated. The structure has been well maintained.

Note: The improvement is in its first-cycle of replacing short-lived building components (appliances, floor coverings, HVAC, etc.) and is

being well maintained. Its estimated effective age is less than its actual age. It also may reflect a property in which the majority of

short-lived building components have been replaced but not to the level of a complete renovation.

C4

The improvements feature some minor deferred maintenance and physical deterioration due to normal wear and tear. The dwelling has been

adequately maintained and requires only minimal repairs to building components/mechanical systems and cosmetic repairs. All major building

components have been adequately maintained and are functionally adequate.

Note: The estimated effective age may be close to or equal to its actual age. It reflects a property in which some of the short-lived building

components have been replaced, and some short-lived building components are at or near the end of their physical life expectancy; however,

they still function adequately. Most minor repairs have been addressed on an ongoing basis resulting in an adequately maintained property.

C5

The improvements feature obvious deferred maintenance and are in need of some significant repairs. Some building components need repairs,

rehabilitation, or updating. The functional utility and overall livability is somewhat diminished due to condition, but the dwelling remains

useable and functional as a residence.

Note: Some significant repairs are needed to the improvements due to the lack of adequate maintenance. It reflects a property in which many

of its short-lived building components are at the end of or have exceeded their physical life expectancy but remain functional.

C6

The improvements have substantial damage or deferred maintenance with deficiencies or defects that are severe enough to affect the safety,

soundness, or structural integrity of the improvements. The improvements are in need of substantial repairs and rehabilitation, including many

or most major components.

Note: Substantial repairs are needed to the improvements due to the lack of adequate maintenance or property damage. It reflects a property

with conditions severe enough to affect the safety, soundness, or structural integrity of the improvements.

Quality Ratings and Definitions

Q1

Dwellings with this quality rating are usually unique structures that are individually designed by an architect for a specified user. Such

residences typically are constructed from detailed architectural plans and specifications and feature an exceptionally high level of workmanship

and exceptionally high-grade materials throughout the interior and exterior of the structure. The design features exceptionally high-quality

exterior refinements and ornamentation, and exceptionally high-quality interior refinements. The workmanship, materials, and finishes

throughout the dwelling are of exceptionally high quality.

Q2

Dwellings with this quality rating are often custom designed for construction on an individual property owner’s site. However, dwellings in

this quality grade are also found in high-quality tract developments featuring residence constructed from individual plans or from highly

modified or upgraded plans. The design features detailed, high quality exterior ornamentation, high-quality interior refinements, and detail. The

workmanship, materials, and finishes throughout the dwelling are generally of high or very high quality.

UNIFORM APPRAISAL DATASET (UAD) DEFINITIONS ADDENDUM

(Source: Fannie Mae UAD Appendix D: UAD Field-Specific Standardization Requirements)

Quality Ratings and Definitions (continued)

Q3

Dwellings with this quality rating are residences of higher quality built from individual or readily available designer plans in above-standard

residential tract developments or on an individual property owner’s site. The design includes significant exterior ornamentation and interiors

that are well finished. The workmanship exceeds acceptable standards and many materials and finishes throughout the dwelling have been

upgraded from “stock” standards.

Q4

Dwellings with this quality rating meet or exceed the requirements of applicable building codes. Standard or modified standard building plans

are utilized and the design includes adequate fenestration and some exterior ornamentation and interior refinements. Materials, workmanship,

finish, and equipment are of stock or builder grade and may feature some upgrades.

Q5

Dwellings with this quality rating feature economy of construction and basic functionality as main considerations. Such dwellings feature a

plain design using readily available or basic floor plans featuring minimal fenestration and basic finishes with minimal exterior ornamentation

and limited interior detail. These dwellings meet minimum building codes and are constructed with inexpensive, stock materials

with limited refinements and upgrades.

Q6

Dwellings with this quality rating are of basic quality and lower cost; some may not be suitable for year-round occupancy. Such dwellings

are often built with simple plans or without plans, often utilizing the lowest quality building materials. Such dwellings are often built or

expanded by persons who are professionally unskilled or possess only minimal construction skills. Electrical, plumbing, and other mechanical

systems and equipment may be minimal or non-existent. Older dwellings may feature one or more substandard or non-conforming additions

to the original structure

Definitions of Not Updated, Updated, and Remodeled

Not Updated

Little or no updating or modernization. This description includes, but is not limited to, new homes.

Residential properties of fifteen years of age or less often reflect an original condition with no updating, if no major

components have been replaced or updated. Those over fifteen years of age are also considered not updated if the

appliances, fixtures, and finishes are predominantly dated. An area that is ‘Not Updated’ may still be well maintained

and fully functional, and this rating does not necessarily imply deferred maintenance or physical/functional deterioration.

Updated

The area of the home has been modified to meet current market expectations. These modifications

are limited in terms of both scope and cost.

An updated area of the home should have an improved look and feel, or functional utility. Changes that constitute

updates include refurbishment and/or replacing components to meet existing market expectations. Updates do not

include significant alterations to the existing structure.

Remodeled

Significant finish and/or structural changes have been made that increase utility and appeal through

complete replacement and/or expansion.

A remodeled area reflects fundamental changes that include multiple alterations. These alterations may include

some or all of the following: replacement of a major component (cabinet(s), bathtub, or bathroom tile), relocation

of plumbing/gas fixtures/appliances, significant structural alterations (relocating walls, and/or the addition of)

square footage). This would include a complete gutting and rebuild.

Explanation of Bathroom Count

Three-quarter baths are counted as a full bath in all cases. Quarter baths (baths that feature only a toilet) are not

included in the bathroom count. The number of full and half baths is reported by separating the two values using a

period, where the full bath count is represented to the left of the period and the half bath count is represented to the

right of the period.

Example:

3.2 indicates three full baths and two half baths.
