STATE OF MICHIGAN GRETCHEN WHITMER GOVERNOR DEPARTMENT OF LICENSING AND REGULATORY AFFAIRS LANSING MARLON I. BROWN, DPA DIRECTOR 2 of 3 I purchased the property on July 25, 2025 for $540,000 in an arm's-length transaction following exposure to the open market. The sale occured approximately five months prior to the December 31, 2025 valuation date and is the best indicate of Truste Cash Value (TCV). Under Michigan law, SEV must equal 50% of TCV; therefore the correct SEV is $270,000. The current SEV of $297,000 implies a higher market value than the recent sale and is overstated. I have attached the Appraisal , with comparable sales (Exhibit A), ALTA Buyer's Settlement Statement (Exhibit B), and Warrant Deed (Exhibit C) Jurisdictional Issues: Did you protest the assessment at a Board of Review? Yes If Yes, check which Board of Review you attended: March If No, please check the applicable reason(s): Year(s) Under Appeal: 2026 Valuation Information for Each Parcel under Appeal: Parcel Number: 06-32-400-001 Classification of Property: Real (check one) Residential (check one) Current Assessed Value as established by the Board of Review: 297000 Current Taxable Value as established by the Board of Review: 297000 What do you believe is the fair market value? 540000 Multiply the True Cash Value by .5 and enter here.
