Itis a large looking building which | think might be deceptive in how its value is analyzed. Both the attic and basement are unfinished, so the livable space is approximately 900sq/ft per unit. 2 beds up, 1 bed down. The 1 bed down is one of the reasons | believe the value is where it is, as it drives the overall income down. Baseline income projections for valuing the property These numbers are based on the assessment reflecting the purchase price of 300,000 and a 20% downpayment benchmark set by banks, and a 6% mortgage rate. Tax, insurance, principle and interest, trash and water = $2,326.50 Rents = 2 Bed $1575 (rented) and 1 Bed (projected) = $1200 Total $2775.00 Annual cash flow = $5,382.00 Maintenance such as lawncare, snow removal, water and sewer, code compliance costs, repairs, and management costs have not been taken into account, and will need to come out of the cash flow budget. All the repairs will need to happen in the next few years. Given the potential cost range between 30-40K this property will see no profit for the next 6-8 years at the earliest. | purchased this property, well aware of how these numbers would play out, but also in good faith that the City of Grand Rapids would honour the purchase price as the fair market value.
