MICHIGAN TAX TRIBUNAL Petition — Property Tax Appeal Property Address 8280 Stoney Creek Dr Tax Year 2026 Current SEV $369,000 Requested SEV $353,000 Section 5 — Reason for Appeal I am appealing the 2026 assessed value of $369,000 for my home at 8280 Stoney Creek Drive, because I do not believe it is consistent with the way similar homes in my neighborhood are being assessed, and it may not reflect its true cash value. My home is assessed at about $159 per square foot based on 2,319 square feet of living area. The homes I compared it to are in the same development and were built by just two builders using essentially the same floor plans. In many cases, the layouts are virtually identical, and the homes were clearly intended to be very similar, with only minor differences. Even so, those homes are generally assessed at a lower rate—around $152 per square foot on average. Based on that, my home is being assessed higher than other homes that are fundamentally the same. One reason for this difference may be how an exterior structure on my property has been classified. From what I’ve seen, similar structures on other homes are not treated the same way, which may be increasing my assessed value compared to those properties. Given how similar these homes are, I don’t believe the difference in assessed values reflects real differences between the properties. For that reason, I believe the current assessment is too high. An SEV of about $353,000 would be more consistent with the other homes in the neighborhood and result in a more uniform assessment. I will provide supporting information, including comparable property data and assessment details upon request and presented at the hearing.
