Section 5: Explain the Reason for this Appeal
We are appealing an adverse decision of the March Board of Review. The Subject Property has a true cash and taxable value that
is too high.
The Property referenced above has been given a State Equalized Value ( “SEV”
) that is overvalued at $642,700,
based on a True Cash Value (TCV) of $1,284,000. There are sevral comparable sales in 2024 that should have been used to
properly analyze the SEV of the Property. All of the properties listed are similar to the Property in that they have very similar
characteristics, yet the price per square foot is much lower.
1531 Golfview - Price/Sq. Ft = $263.57; 1351 Kingsbury - Price/Sq. Ft
= $210.94; 1525 Belmont - Price/Sq. Ft = $310.93; 22800
Hollander - Price/Sq. Ft = $308.28; 1434 Dacosta - Price/Sq. Ft = $299.75; 110 Woodcrest - Price/Sq. Ft = $266.86.
The comparable sales showed an average sale price of $276.72 per sq. ft, which is much higher than the current Price/Sq. Ft on the
Subject Property of $360.06.
The average sale price is the proper determination of the true cash value of the Property. The
Property's true cash value would be $986,783.52 ($276.72 x 3,566 Sg. Fi.) based on the comparable sales, While we acknowledge
the Property's location on the Dearborn Country Club golf course and in-ground pool may add to the True Cash Value, there are also
differentiating factors that the Property has that should lower its True Cash Value, such as: the quad-level structure and age/year
built (1957).
Based on the above, we submit that the True Cash Value of the Property is no more than $1,050,000, and the SEV should be no
more than 50% of the true cash value, or $525,000.00.
