is included only to assist the reader of the report in visualizing the property and understanding the appraiser's determination of its size.
Unless otherwise indicated, a Land Survey was not performed.
 - If so indicated, the appraiser has examined the available flood maps that are provided by the Federal Emergency Management Agency (or
 other
data sources) and has noted in the appraisal report whether the subject site is located in an identified Special Flood Hazard Area. Because
the appraiser is not a surveyor, he or she makes no guarantees, express or implied, regarding this determination.
 - The appraiser will not give testimony or appear in court because he or she made an appraisal of the property in question, unless specific
arrangements to do so have been made beforehand.
~ If the cost approach is included in this appraisal, the appraiser has estimated the value of the land in the cost approach at its highest and
 best
use, and the improvements at their contributory value. These separate valuations of the land and improvements must not be used in
 conjunction
with any other appraisal and are invalid if they are so used. Unless otherwise specifically indicated, the cost approach value is not an
 insurance
value, and should not be used as such.
 - The appraiser has noted in the appraisal report any adverse conditions (including, but not limited to, needed repairs, depreciation, the
 presence
of hazardous wastes, toxic substances, etc.) observed during the inspection of the subject property, or that he or she became aware of
 during the
normal research involved in performing the appraisal. Unless otherwise stated in the appraisal report, the appraiser has no knowledge of any
hidden or unapparent conditions of the property, or adverse environmental conditions (including, but not limited to, the presence of
 hazardous
wastes, toxic substances, etc.) that would make the property more or less valuable, and has assumed that there are no such conditions and
makes no guarantees or warranties, express or implied, regarding the condition of the property. The appraiser will not be responsible for any
such conditions that do exist or for any engineering or testing that might be required to discover whether such conditions exist. Because the
appraiser is not an expert in the field of environmental hazards, the appraisal report must not be considered as an environmental assessment
 of
 the property.
 - The appraiser obtained the information, estimates, and opinions that were expressed in the appraisal report from sources that he or she
considers to be reliable and believes them to be true and correct. The appraiser does not assume responsibility for the accuracy of such
 items
that were furnished by other parties.
 - The appraiser will not disclose the contents of the appraisal report except as provided for in the Uniform Standards of Professional
Appraisal Practice, and any applicable federal, state or local laws.
 - If this appraisal is indicated as subject to satisfactory completion, repairs, or alterations, the appraiser has based his or her appraisal
 report
and valuation conclusion on the assumption that completion of the improvements will be performed in a workmanlike manner.
 - An appraiser's client is the party (or parties) who engage an appraiser in a specific assignment. Any other party acquiring this report from
 the
client does not become a party to the appraiser-client relationship. Any persons receiving this appraisal report because of disclosure
 requirements
applicable to the appraiser's client do not become intended users of this report unless specifically identified by the client at the time of the
 assignment.
 - The appraiser's written consent and approval must be obtained before this appraisal report can be conveyed by anyone to the public,
through advertising, public relations, news, sales, or by means of any other media, or by its inclusion in a private or public database.
 - An appraisal of real property is not a ‘home inspection’ and should not be construed as such. As part of the valuation process, the
appraiser performs a non-invasive visual inventory that is not intended to reveal defects or detrimental conditions that are not readily
 apparent. The presence
of such conditions or defects could adversely affect the appraiser's opinion of value. Clients with concerns about such potential negative
 factors
are encouraged to engage the appropriate type of expert to investigate.

The Scope of Work is the type and extent of research and analyses performed in an appraisal assignment that is required to produce credible
assignment results, given the nature of the appraisal problem, the specific requirements of the intended user(s) and the intended use of the
appraisal report. Reliance upon this report, regardless of how acquired, by any party or for any use, other than those specified in this report
 by
the Appraiser, is prohibited. The Opinion of Value that is the conclusion of this report is credible only within the context of the Scope of
Work, Effective Date, the Date of Report, the Intended User(s), the Intended Use, the stated Assumptions and Limiting Conditions, any
Hypothetical Conditions and/or Extraordinary Assumptions, and the Type of Value, as defined herein. The appraiser, appraisal firm, and
related parties assume no obligation, liability, or accountability, and will not be responsible for any unauthorized use of this report or its
 conclusions.

 DEFINITION OF MARKET VALUE *:
Market value means the most probable price which a property should bring in a competitive and open market under all conditions requisite
to a fair sale, the buyer and seller each acting prudently and knowledgeably, and assuming the price is not affected by undue stimulus.
Implicit in this definition is the consummation of a sale as of a specified date and the passing of title from seller to buyer under conditions
 whereby:
 1. Buyer and seller are typically motivated;
 2. Both parties are well informed or well advised and acting in what they consider their own best interests;
 3. A reasonable time is allowed for exposure in the open market;
 4. Payment is made in terms of cash in U.S. dollars or in terms of financial arrangements comparable thereto; and
 5. The price represents the normal consideration for the property sold unaffected by special or creative financing or sales concessions
granted by anyone associated with the sale.
 * This definition is from regulations published by federal regulatory agencies pursuant to Title XI of the Financial Institutions
Reform, Recovery, and Enforcement Act (FIRREA) of 1989 between July 5, 1990, and August 24, 1990, by the Federal Reserve System

Notes to users of this report

This is a retrospective report to be used in an appeal of property taxes. Effective date is 12/31/2025, inspection date is
06/10/2026. Extraordinary assumption is that the condition of the Subject on the inspection date is consistent with the condition
of the Subject on the effective date.

The client of this report is Ryan & Kyleigh Stewart . Additional users are Porter Township. State of Michigan Tax Tribunal.

The intended user of this appraisal report is the Client . The intended use is to evaluate the property that is the subject of this
appraisal for a property tax appeal proceeding, subject to the stated Scope of Work, purpose of the appraisal, reporting
requirements of this appraisal report form, and Definition of market Value. No additional Intended Users are identified by the
appraiser. Use of this report for any other purpose other then what is stated above is an unauthorized use of this report.

For all uses this report is also governed by USPAP regulations. This report can not be used for lending purposes as that is a
violation of both FIRREA and USPAP.

 | have no current or prospective interest in the subject property or the parties involved; and no services were performed by the
appraiser within the 3 year period immediately preceding acceptance of this assignment, as an appraiser or in any capacity,
unless they are noted in within this report.

 | certify, as the appraiser, that | have completed all aspects of this valuation, including reconciling my opinion of value, free of
influence from the client, client's representatives or any other party to the transaction.

 Conditions of the Report

Data and information is used in preparing this report is obtained from third party sources (such as but not limited to, MLS,
County and Township Records). There is an extraordinary assumption made that this data and information is reasonably
accurate. It is beyond the capabilities of the appraiser to specifically verify all such data and information. It is a customary and
usual practice for other appraiser's in this market to also rely on this data and information. This report thus reflects usual
business practices found in appraisal firms in this market. Please note that the home was measured per ANSI Standards.

The Income and Cost Approaches were considered in preparing this report. Upon such consideration, they were felt to be a
misleading approaches to value for this report and were not done.

Digital photos are used in this report. None of the digital photos in this report were altered in any manner to either enhance or
detract or fo in any way misrepresent the Subject.

The appraiser has made a routine visual inspection of the site as well as the exterior of the improvements and has attempted to
describe them in the attached appraisal. However, the property has not been inspected in the full sense.

The appraiser is not an expert in construction, structural integrity, or electrical, plumbing, heating or other mechanical or
electronic systems. The appraiser has accessed the attic or any part of a craw! space or basement which may exist as part of
 the Subject's improvements.

The appraiser is not an expert in the identification of environmental factors pertaining to radon gas, mold, lead based paints,
asbestos, urea formaldehyde insulation, septic systems, wells, soil and ground water contamination, or infestation by wood
 destroying and other insects.

The appraiser’s routine visual inspection and inquiries about the property did not reveal any detrimental environmental
conditions unless otherwise stated in this report.

Surface drainage appeared to be adequate on the day of inspection. Evaluation of subsurface drainage requires expertise
beyond the training of this appraiser.

Site observations were made without the benefit of a current boundary or location survey. The determination of flood hazard is
based on the appraiser's visual observation. However, due to the lack of good reference points on the flood maps, such a
determination can only be estimated. The appraiser's visual assessments could be invalidated by a survey from a licensed
 surveyor.

Ownership, tax information and legal description were obtained from Public Records and/or information supplied by the client. It
is deemed reliable, however, its accuracy is not guaranteed.

Zoning compliance has been researched only in the most general sense. It is beyond the expertise of the appraiser to research
all the numerous aspects of local zoning regulations and the Subject's compliance or non-compliance with them. While general
compliance is assumed, it cannot be guaranteed.

You may wish to have these matters addressed by the appropriate experts. It is possible that tests and inspections made by
qualified experts could reveal the existence of hazardous substances, detrimental environmental conditions, or unacceptable
physical inadequacies which may negatively impact value and marketability.

This is to certify that the electronic signature at the end of this form and located at the line designated as Signature, is a true
electronic duplication of my, James E. Zerbi, original signature.

Appraisers are required to be licensed and are regulated by the Department of Licensing and Regulatory Affairs, P.0O.Box

» GP Residential: Site - Adverse Conditions or External Factors
Lot/parcel is typical for area . There were no significant adverse easements or encroachments noted. The Subject is an
irregularly shaped parcel approximately 25,177 sf with approximately 163' (according to County records). Conditions relating to
flood risk and hazard are reported from available FEMA data. Note the appraiser is not an expert on determining flood risk, flood
hazard or reading flood maps. Clients need to perform their own due diligence on these matters.

Subject uses a well. An extraordinary assumption is made that it is in at least adequate condition. The appraiser is not an expert
on evaluating wells. The use of wells is common in this neighborhood and is accepted by the market. Public water is not
available to the homes on the Subject street. There is no matched pair evidence that this effects sale price or marketability.

The appraiser is not a lawyer and has no formal training in the analysis of Titles. It is beyond the appraiser's expertise to
definitively comment on any aspects of a Title to land. If the Title is a concern to the lender, they should engage the services of
a lawyer who has expertise in this area.

+ GP Residential: Sales Comparison Analysis - Summary of Sales Comparison Approach
A Comp is a closed sale (or a listing), of which a hypothetical buyer would reasonably substitute for the Subject, had they been
desiring to purchase the Subject, but were unable to do so. In a densely populated area, the location, size of land, age, square
footage, design, room count, functional utility and various amenities would match up closely. In areas with smaller populations
or where sales are few in number, differences in these aspects will show up in the Comps selected. The fewer the number of
available sales, usually the more and greater the differences are that will show up on the market comparison grid. With a small
selection of Comps, this will often mean percentage adjustments on the market comparison grid that can exceed 10% on a line,
 15% net and 25% gross.

There are few closed sales in the Subject neighborhood. Those closed sales displayed a great diversity of square footage sizes,
land size and ages. The Comps selected were those that in the appraisers judgment were most like the Subject. Given the
available choices of closed sales, it was not possible to bracket the square footage, site size or water frontage of the Subject.
Some of the Comps are outside of the defined neighborhood and were in the larger marketing area, as they were more simitar
to the Subject then closed sales which were actually in the neighborhood. All Comps and the Subject are located in Porter
 Township, Van Buren County.

Major adjustments include: seller contribution, time of contract, non lake front land value, condition, room count, square footage,
basement size, garages, the value of amenities and the value that the market holds for the various water frontages. Water
frontage varies from lake to lake based on perceptions held by the market as to the overall appeal of the body of water which a
home is built upon. Therefore a home on water which has less frontage than a home on a different body of water, may have a
higher per front foot value due fo these market perceptions. All Comps were on lakes (not a channel) which the market
perceived as being superior the channel frontage of the Subject. Comp 1's smaller amount of frontage, the market perceived to
be equal in value to the Subject's much larger channel frontage, which Comp's 2 & 3 are on a lake which the market perceives
to be superior to either the Subject channel and the lake which Comp 1 is located.

The lack of sales of homes that could be considered to be comparable to the Subject within one mile made the use of Comps
located over one mile away necessary. Likewise the similar lack of sales made it necessary to use Comps which had greater
than a 25% difference in square footage. The Subject's neighborhood, township and county are all considered to be lightly
populated, so Comps are few and often further way from and more different from the Subject than would be desirable. This is in
contrast with an " populated market" which would generate Comps closer that had more conformity with the Subject.

All Comps are given similar but not averaged weight in the opinion of value.
