I am appealing the 2026 True Cash Value and Taxable Value because I believe the property's assessed market value exceeds its actual fair market value as of the

applicable tax day. I purchased the property in an off-market transaction for $83,000. The property required substantial repairs and renovations at the time of

purchase, including work to one vacant rental unit. The current assessment does not accurately reflect the property's condition or its market value on the tax day.

I respectfully request that the Tribunal review the evidence, including the purchase price, property condition, and any comparable sales, and reduce the

assessment to a fair and accurate value.

Jurisdictional Issues:

Did you protest the assessment at a Board of Review? No
