The reason for the appeal of 2821 W 8 Mile Rd

The location of my house on 8 mile Rd or Michigan Hwy 102 doesn’t appreciate as quick as

some people like to believe. Living on 8 Mile Rd has been a challenge at times because of the

increase in car and foot traffic due to the 696 highway project the next two years, maybe.

The liveable size of my house is under 1000 square feet. it has 2 bedrooms, 1 bath, besides the

main floor with an unfinished basement and no driveway to park off the street. There has been

no improvements to my house for over 13 years to warrant a high assessment and be taxable

value like big homes behind me on a residential street.

1 was told that a few homes were sold on 8 Mile Rd for good prices which raised the comps.

That sounded good on paper but not in reality. Those homes that sold were on different blocks

and were double to triple in liveable space. Both homes had finished basements, driveways and

updated renovations to sell for higher prices but the sellers didn’t get the high price they

wanted. Living on 8 mile Rd will never bring higher house prices like the houses on a residential

street behind me.

There are only three other house that look like mine on 8 mile Rd and those weren't the one

sold. The assessed value and taxable value of my house will never rise as quickly because of

where it sits.
