STATE OF MICHIGAN DEPARTMENT OF LICENSING & REGULATORY AFFAIRS MICHIGAN TAX TRIBUNAL SMALL CLAIMS DIVISION 2 of 3 I am appealing the assessed value of my property located at 7380 Vassar Rd, Grand Blanc. The current assessed value of $365,000 exceeds the property's True Cash Value as of December 31 of the prior year. The property was purchased in 2025 for less than $700,000 despite being originally listed at $750,000. The final sales price more reflects the true market value after accounting for known deficiencies. Additionally, we received concessions/price adjustments due to drainage problems and exterior issues that required correction, further demonstrating that the market value was lower than the listing price. Based on this recent arm's length transaction, the implied true cash value supports a lower assessed value than currently assigned. I believe a more accurate market value is approximately $660,000, which would result in an assessed value of $330,000. Furthermore, the property has several condition issues that negatively impact its value, including: *Roof replacement needed (estimated cost: $20,000-$30,000) *Driveway replacement needed (estimated cost: $10,000-$15,000) *Finished basement lacks a heat source, limiting usability and value (estimated cost to correct: $5,000-$8,000) *Prior drainage and exterior issues requiring correction ($10,000-$20,000) These issues represent a combined estimated cost impact of approximately $45,000-$73,000, which continues to affect the property's market value. For these reasons, I respectfully request that the assessed value be reduced to $330,000 to reflect the property's true cash value. Jurisdictional Issues: Did you protest the assessment at a Board of Review? Yes If Yes, check which Board of Review you attended: March If No, please check the applicable reason(s): Year(s) Under Appeal: 2026 Valuation Information for Each Parcel under Appeal: Parcel Number: 12-13-400-015 Classification of Property: Real (check one) Residential (check one) Current Assessed Value as established by the Board of Review: 365000 Current Taxable Value as established by the Board of Review: 365000 What do you believe is the fair market value? 660000
