The property was purchased in March of 24 after being on the market for two years at 72,000.

It previously was a

doctors office. We are a small town and the local doctors built a new building. We plan on converting the building into

apartments but it is currently vacent and has been since purchased. It has been vandalized and is unlivavle. The

township valued the propery in 2024 at $218,900. Not only is it no where near that value, We underbid the purchase

price (again it was on the market for 2 years and we were the only offer) and got it for 72000 (much under 200000)

Section 4: Issues Being Appealed (check

all that apply)

True Cash and Taxable Value

Section 5: Explain the Reason for this Appeal

This property was purchased March 5 2024 for a purchase price of $72,000. Prior to this purchase the property was for sale as a doctor's office and was on the

‘market for two years listed for sale at $89,000. A new doctor's office was built in the small town and left this building abandon and without purpose. Since

purchased there have been no improvements whatsoever and is arguably in worse shape than when listed for sale as it was left vacant for years and has been

vandalized. In its current state it could only be used for storage at best. It could be slated for demolition if improvements are not made soon. The comps for this

property should be vacant land as no intrinsic value. Included in this filing are current photos of the interior condition of the property.

1 would also like to appeal 2024 taxes. As stated, the purchase price of the property is only 72,000. As it was on the market for two years prior to our sale, At the

time of purchase the building was only worth what we paid for it as no one else wanted it and we were the only interested party. I do not see why we have to pay

‘more than that in taxes.
