Petitioner requests that the 2026 True Cash Value of the subject property be reduced

to $1,706,000, with a corresponding State Equalized Value of $853,000 and Taxable

Value of $853,000, together with any resulting reduction in property taxes.

1. The Respondent’s 2026 True Cash Value of $2,702,928 exceeds the market-supported value of the property.

2. The Marshall & Swift cost approach indicates a value of $1,630,843 based on the property’s actual characteristics and valuation card inputs.

3. The income approach indicates a value of $1,782,100 based on market rent of $23/SF and an 8.1% capitalization rate.

4. The requested value of $1,706,000 represents equal weighting of the cost and income approaches and is supported by the attached valuation

analyses.
