Section 4: Issues Being Appealed (check all that apply)

True Cash and Taxable Value

Section 5: Explain the Reason for this Appeal

My TV and SEV are both overstated. My condo is NOT updated inside and would be LUCKY to get $120k on the market (minus all the remaining additional

assessment not paid in full which is almost $2k). The sold prices on the two comparative market analyses I am attaching do NOT account for the remaining

outstanding assessments that continue to be levied every year, and sometimes 2 extra assessments in one year. The condo complex values (Keatington New Town

Condos) dropped 25k-$35 after a fall 2024 gas explosion that completely demolished 2 full condo buildings in the complex. Due to that (still not rebuilt, large

unsightly fenced off area where the fire happened to bring to any new buyers attention what happened and scare most off from buying) and the exorbitant

association fees (400 monthly) plus extra 170 monthly current additional assessment, buyers in the low 100k price bracket for home loan approvals cannot afford

these anymore. The tax values prior to the explosion were fine (the remodeled units received higher prices and the dated units needing repairs and updated

cosmetics received the mid to low end of the comps given. I have provided comp analyses for both pre and post explosion so you can see the values yourself. Post

explosion value for my unit in its current state (dated) would sell for 115-120k, I know because my sister is a realtor in the area and sold one in there herself and

helped me with this evidence. We explained this and showed the board members the evidence, it's undeniable. I am asking for a reduction to the actual 120k max

price I could get for my unit if I listed it for sale, even though my sister said I'd more likely end up at $115k because the buyer will ask for repair concessions due to

my old mechanicals and cosmetics. Please look at the attached. The board members knew this complex and led us to believe they understood and already knew how

the sale values have dropped since the explosion, please look at the attached. I am not asking for a lot, I am asking for a small decrease which is an accurate amount.

Thank you for your careful review and help.

If improved property, for what use was the property designed?

Fee Information

Does the subject property have a Principal Residence Exemption of at least 50% as of the date of the filing of this petition?

Yes

Are you appealing ONLY the denial of a Poverty Exemption?

No

If you answered yes to either or both of these questions, you are not required to pay any filing fees.

The filing fee is based on the greater of the State Equalized Value or Taxable Value in contention. If you are appealing more than one parcel, the parcel with the

highest State Equalized Value or Taxable Value in contention will be used to determine your filing fee, plus $25.00 will be added for each additional parcel being

appealed, not to exceed a total filing fee of $1,000.

If your property is residential property (see MCL 205.762) and

the State Equalized Value or Taxable Value in contention is: Filing Fee is:

$100,000.00 and under $125.00

$100,000.01 to $500,000.00 $200.00

$Over $500,000.00 $300.00

If your property is NOT residential property (see MCL 205.762) and

the State Equalized Value or Taxable Value in contention is: Filing Fee is:

$100,000.00 and under $250.00

* Plus $25.00 for each additional parcel, as indicated above.

If your property is NOT residential property and the State Equalized Value or Taxable Value in contention is $100,000.01 or greater the appeal does not qualify for

Small Claims. Therefore, an Entire Tribunal petition must be filed.
