Section 4: Issues Being Appealed (check all that apply)

Taxable Value Only (calculation)

Section 5: Explain the Reason for this Appeal

The 2026 taxable value exceeds the limitation imposed by MCL 211.27a.

The 2025 taxable value was $288,680. The 2026 inflation multiplier is 1.027, limiting the allowable increase to approximately $296,475.

The assessor increased the taxable value to $319,774, representing an increase of approximately 10.8%, which exceeds the statutory cap.

There was no transfer of ownership in 2025. The assessment notice confirms no uncapping occurred.

The only stated reason for the increase is “market adjustment,” which is not a lawful basis to increase taxable value beyond the cap under Michigan law.

Therefore, the taxable value should be reduced to the capped value (approximately $296,475).
