Good morning,

Thank you for the communication regarding 2203 Melrose Ave (MTT25-003147). After reviewing comparable

properties, condition, and permits, Respondent's values submitted to the Tribunal are well-supported. However, based

on the timing of the sale and the uncapping implications, and the current assessed and taxable

alues on the roll being

lower than the sale price and Petitioner's appraisal, if your client submits a motion

to

withdraw,

the

city

w

ot object.

Hello Heather,

lam writing to you in an effort to possibly settle our MTT case set for 10/21. Would the City agree to

stipulate to a TV and SEV of $500,000.00 for the 2025 tax year?

The Cole's after they purchased the property

had to spend $138,000.00 on repairs that in reality did not increase the value of the property but were necessary

for safety and code compliance. To wit;

1.

Removal of hazardous lead paint that was peeling and chipping;

2.

Repair of water damaged hardwood flooring throughout the home:

3.

Installation of insulation in the attic, which was previously bare;

4.

Removal and Replacement of knob and tube wiring, which posed a serious safety hazard;

5.

Repair leaking roof;

6.

Repair numerous water/plumbing leaks.

*l used to be the Treasurer in Augusta Township from 1938 through 2007. This case reminds me of one that

our assessor (Greg Zaminski) resolved when an older farmhouse had several safety repairs that ultimately was

of benefit to the homeowner and the township.
