To: Michigan Tax Tribunal RECEIVED From: Dan Schulz OCT 21 2025 Date: 10/10/25 MICHIGAN TAX TRIBUNAL Ref: Docket #25-003049 Notice of Default Please find enclosed supporting documents requested per the 2025 denied appeal to the local Board of Revue protesting the assessment of our home in Northport, Mi. The basis of my appeal is based upon a series of errors/issues in assessments dating back several years, particularly since we requested a building permit to our existing home for an addition in 2023. The increased assessments started with our 2024 summer tax bill. | was unable to contest the assessment increase at that time because | never got the increased assessment notice and was unaware until our actual summer tax bill arrived. By this time our opportunity to appeal the increase to the BOR had already expired. In addition, our 2025 increase was forwarded to another address by the post office. | was only made aware of the 2025 increase by proactively reaching out to the assessor several times. By the time | was made aware of the need to appeal the assessment | only had time to overnight the paperwork to the local BOR. | was not able to travel in time to personally present my case. | consider the basis for the denial a “qualified error” and | am presenting my case to the Michigan Tribunal for review. I have enclosed the following supporting documents: - 2025 petition to BOR which was denied. | have also included the letter | sent to the board via overnight delivery. | was not able to travel in time personally to attend the meeting. - 2024 property data card showing the home addition status as “PARTIAL.” - 2025 property data card showing status as “COMPLETE.” The previous assessor told me she considered the home complete based upon a drive by on 12/9/2024. She told me she did not watk the property or enter the home. At the end of 2024, the home was still partially complete and uninhabitable due to additional work needed for plumbing; electrical; HVAC; drywall/paint issues; among other needs. As a matter of fact, much of the progress in construction stopped in early falt of 2024 and resumed in spring of 2025. Numerous permits were still outstanding, My appeal to the BOR was denied per “Taxable value based upon percent of completed construction per state guidelines.” The BOR review based their decision on a 2025 data card that was clearly erroneous stating that the status of the home was “COMPLETE” rather than still “PARTIAL.” | consider this a “qualified error” for the basis of overriding their denial.

March 11, 2025 Via Overnight Delivery Leelanau Township Assessing Dept. Board of Review 119 E. Nagonaba St. Northport, Mi. 49670 To whom it may concern, | wish to appeal my 2025 notice of assessment for our address of 8750 N. Dawn Haven Rd. — parcel 008-440-003-00. | have enclosed form L-4035 for this purpose. I believe my tentative taxable value should remain the same as in 2024 value of $256,626.00. Essentially, | have based my protest of assessment on the following two issues: 1- I have made many attempts to obtain the basis of the change and found the current county property card for our property is clearly in error (see attached copies from 2024 and 2025. We have been in the process of making an addition to our home and there still remains substantial work to be done. The property card lists the status of the project as “complete” and not “partial” as it should accurately describe. There are multiple permits that have not been closed out and the home is many, many, months away, at least, for being ready for final inspections and application for an occupancy permit. The property card also lists a dramatic increase in the land value from $240,000 to $375,000 for 2025. For reference, the land valuation in just 2022 was $140,000. | feel the value of the land is below the 2024 valuation of $240,000 due to the continued lowering of the lake water levels. Our shoreline is now significantly receded and exposed and is comprised essentially of rock and muck. Our shoreline has never been considered desirable compared to other waterfront properties. The local assessor suggested that the newer valuation is based upon newer local sales — no specific addresses were provided for comparison. Almost all the neighboring beaches on N.

* Thank you for your time and consideration is reviewing this protest of assessment. | have been a licensed real estate broker for the last 25 years and understand many of the nuances surrounding our home and the local real estate market. | hope that you find my presentation and analysis short and to the point. Due to the very late nature of the receipt of the change in assessment | am unable to present my case in person. | hope you understand my absence and trust my reflection of the importance of this issue. Please feel free to call me at 314-283-8374 or email at danrschulz@gmail.com . Sincerely, Dan Schulz 8750 N.
