Site Comments
No adverse conditions or encroachments were noted at the time of the inspection. A typical utility easement would not effect
value of the property. The site has average site improvements, landscaping and typical maintenance. Appraiser can not
guarantee that property is free of encroachments or easements, and recommends further investigation and survey if
needed.
| have not checked the land records for recorded easements and have reportedly apparent easements,
encroachments and other apparent adverse conditions.
Surface drainage appeared to be adequate at the date of the appraisal report, however, seasonal variation may occur. The
appraiser Is not qualified to render any specific opinions regarding drainage.
Quality and Condition of Property
The second floor has two bedrooms and a 4pc bath.
During the inspection of the interior of the home there were several
areas of broken drywall and peeling plaster from wall and ceilings, odor and animal infestation was very present including
animal droppings throughout the home. Additionally there are no utilities to the home.
Comments on Sales Comparison
These sales are considered to be the best and most representative of the subject in the surrounding area. Gross living area
is based on the ANSI standard of measurement and the above grade square footage.
All other adjustments were market
driven except as noted.
{ reviewed current active listings, pending sales, and closed sales to compile a group of sales that
best represent the subjects amenities, quality of construction, and locatlon/market area. The comparables used provide a
range of viable alternatives to the subject, if one assumed all of the comparables and the subject were currently active on the
market. The photographs of comparable sales used in this report were not necessarily taken at the time of the appraisal, as
some archived photos are deemed a better photo based on time of day, angle of photo or individuals located within the
frame of the photo. Therefore, photos were used a from prior appraisals, MLS records or inspections and may show a
for-sale sign that had not been removed as of yet, or a change in season. The sales used for the report are the most
reliable and available to the appraiser. Had there been additional sales that were similar to the subject property, they would
have bean used in this report, however, this is not the case in the subjects area.
All comparables were used for size, style, age, location to the subject, and similar settings and surroundings in the area.
1
searched a 1/2 mile radius from the subject over the past 12 months. Currently there are 15 active listing, active accepting
back up offers, or pending sales wilhin the search criteria with a range of $34,000-$139,900 and a median value of $98,880.
Over the past 12 months there have been 66 sales with a range of $19,000-$185,000 and a medlan value of $98,842. As
of December 31, 2024 and going back 12 months within a 1/2 mile radius from the subject there were 103 sales with a
range of $19,000-$195,000 and a median value of $99,526.
| searched the subjects neighborhood as well as compelitive
adjoining neighborhoods to the subject from December 31, 2024 and back 12 months for homes in poor condition and
having similaritiss in age, size, settings and amenities.
I was able to view interior and exterior pictures of the comparables as well as comments from the Realtor as available to
make a determination as to the condition and improvements that have been mads to the comparables and how they relate to
the subject.
1 made conservative condition adjustments to comparables four and five as they have interior material finishes
that would be seen by the market as superior to the subject and therefore, a percentage adjuslment was applied based on
an estimated cost to cure for those items.
After all adjustments were applied to the comparables,
| analyzed the comparables to determine a market value for the
subject.
In analyzing the comparables
| calculated the average sales price, the average price per square foot, the average
adjusted values and the average adjusted price per square foot. The average price of the comparables was $31,200, with
an average price per square foot of $31.92/sf. The adjusted price of the comparables was $27,907, with an average price
per square foot of $28.66/sf. After assessing the comparables used in the report, along with the subject,
| arrived at a
market value.
| relied on all comparables in the report when arriving at value and spread weight among all closed sales as they would show
a range of age, size, settings, amenities and conditions that would be a good indication of market value and what a buyer was
willing ta pay for
a like product in the subjects area.
In my opinion, the subject with its smaller lot and poor condition of the interior and exterior would have a negative effect on
the overall marketability of the home and therefore, trend the value below the adjusted median value of the comparables
used and relied upon in the report.
Extra Comments
"I have performed no other services, as an appraiser or in any other capacity, regarding the property that
is the subject of the work under review within the three-year period immediately preceding acceptance
of this assignment.
EXPOSURE TIME: estimated length of time that the property interest being appraised would have been
offered on the market prior to the hypothetical consummation of a sale at market value on the effective
date of the appraisal. The appraiser feels that with the subject priced accordingly in todays market, that
an average exposure time for the subject would be around 15-90 days.Page 14

ADDENDUM Client: Nathan Wood File No.: d308polter Property Address: 309 £. Polter Ave. Case No. City: Lansing State: ML Zp: 48910 Site Comments No adverse conditions or encroachments were noted at the time of the inspection. A typical utility easement would not effect value of the property. The site has average site improvements, landscaping and typical maintenance. Appraiser can not guarantee that property is free of encroachments or easements, and recommends further investigation and survey if needed. | have not checked the land records for recorded easements and have reportedly apparent easements, encroachments and other apparent adverse conditions. Surface drainage appeared to be adequate at the date of the appraisal report, however, seasonal variation may occur. The appraiser is not qualified to render any specific opinions regarding drainage. Comments on Sales Comparison These sales are considered to be the best and most representative of the subject in the surrounding area. Gross living area Is based on the ANSI standard of measurement and the above grade square footage. All other adjustments were market driven except as noted, | reviewed current active listings, pending sales, and closed sales to compile a group of sales that best represent the subjects amenities, quality of construction, and focation/market area. The comparables used provide a range of viable alternatives to the subject, if one assumed alt of the comparables and the subject were currently active on the market. The photographs of comparable sales used in this report were not necessarily taken at the time of the appraisal, as some archived photos are deemed a better photo based on time of day, angle of photo or individuals located within the irame of the photo. Therefore, photos were used a from prior appraisals, MLS records or inspections and may show a for-sale sign that had not been removed as of yet, or a change in season. The sales used for the report are the most reliable and available to the appraiser. Had there been additional sales that were similar to the subject property, they would have been used in this report, however, this is not the case in the subjects area. All comparables were used for size, style, age, location to the subject, and similar settings and surroundings in the area. | searched a 1/2 mife radius from the subject over the past 12 months. Currently there are 12 active listing, active accepting back up offers, or pending sales within the search criteria with a range of $41,600-$182,500 and a median value of $122,133. Over the past 12 months there have been 57 sales with a range of $42,900-5205,000 and a median value of $137,460. As of December 31, 2024 and going back 12 months within a 1/2 mile radius from the subject there were 58 sales with a range of $39,000-$220,000 and a median value of $128,962. 1 searched the subjects neighborhood as well as competitive adjoining neighborhoods to the subject from December 31, 2024 and back 12 months for homes in fair condition and having similarities in age, size, settings and amenities. 1 was able to view interior and exterior pictures of the comparables as well as comments from the Realtor as available to make a determination as to the condition and improvements that have been made to the comparables and how they relate to the subject. | made conservative condition adjustments to comparables three, four, five and six as they show interior material finishes that would be seen by the market as superior to the subject and therefore, a percentage adjustment was applied based on an estimated cost to cure for those items. After all adjustments were applied to the comparables, | analyzed the comparables to determine a market value for the subject. in analyzing the comparables | calculated the average sales price, the average price per square foot, the average adjusted values and the average adjusted price per square foot. The average price of the comparables was $41,250, with an average price per square foot of $62.13/sf. The adjusted price of the comparables was $34,377, with an average price per square foot of $51.84/sf. After assessing the comparables used in the report, along with the subject, arrived at a market value. 1 relied on alt comparables in the report when arriving at value and spread weight among alt closed sales as they would show a range of age, size, settings, amenities and conditions that would be a good indication of market value and what a buyer was willing to pay for a like product in the subjects area. in my opinion, the subject with its fair condition of the interior and exterior as well as its size, would have a negative effect on the overall marketability of the home and therefore, rend the value slightly below the adjusted median value of the comparables used and relied upon in the report. Extra Comments "I have performed no other services, as an appraiser or in any other capacity, regarding the property that is the subject of the work under review within the three-year period immediately preceding acceptance of this assignment. EXPOSURE TIME: estimated length of time that the property interest being appraised would have been offered on the market prior to the hypothetical consummation of a sale at market value on the effective date of the appraisal. The appraiser feels that with the subject priced accordingly in todays market, that an average exposure time for the subject would be around 15-90 days. Certification #2 states that the appraiser performed a "complete visual inspection of the interior and exterior of the subject property.” The appraiser viewed the roof from the ground if it was not obstructed from view at the time of the inspection. The appraiser is not an expert in mechanical systems and is not
