The current assessed market value of $432,200 ($216,100 SEV) is artificially inflated.

This valuation fails to deduct the value of transferred personal property and pre-booked STR revenue from the initial sale in 2025 which was $415,000 (-$17,000

under valuation).

The valuation also ignores a $377,000 direct comparable sale within the same building later in the year, and contradicts the downward pricing pressure caused by

the lifted STR moratorium in South Haven.
