Notice of Assessment for 2026 has an assessed value that puts the true cash value at $3,188,000. Owners purchased

the home in 2025 in an arm's length transaction for $2,626,000 (which included roughly $50,000 worth of furniture as

home came furnished). The appropriate assessed and taxable value for the property should be $1,287,500. The

record of the arm's length transaction is the best evidence of true cash value. An appraisal was also completed on

06/30/2025 with an SLOPE of value = 6 612, 000.
