The appraiser searched a 6 mile radius for comparable sales. Built between 2025 and 1990, 1-13 acres,

1300-2200 square feet per agents. Appraiser did confirm square footage as data is available and that data used in report.

All in the subjects market area, Appraiser did find sales in the same Taxing authority and outside, as this is a newer home and sales of new

homes in the same township were not plentiful. Sale 1 is in the same township, Sale 2 is not, however both are new homes. Other sales

provided including a sale on the same street with adjustments as the market reactions shows. No one sale is an exact match to the subject

however sales provided for site, age, gla, room count, foundation and amenities. #3 on same street has the least amount of positive

adjustments, #1 and #2 are new homes, 4-6 are in the same township and provided for support and to show the market. Located in the same

township, they are older, smaller land, larger and similar square footage, however have superior amenities (basements and finished areas),

fireplaces, outbuildings. Both positive and negative adjustments.

No adjustments (o) where there was limited market data to support any adjustments

Amenities adjustments-- all based on market data and analysis.

No one sale given the most weight. Appraiser supplied a wide range to show the market for the subject property.

Market value is based on the date of inspection and the condition of the subject at that time. This is not a guarantee of future value or a

guarantee of future sale price.

Adjustment for square footage based on market data, adjusted at $65 a square foot--based on the Ratterman theory of adjustment,

recognized within the appraisal industry.

No adjustments for the patio/deck/porch/ etc as there is little market data to support any adjustment. These are selling features for a potential

buyer. All personal property (furniture, window blinds, appliances etc) are all personal property and given no weight in the final value

conclusion.

***sales are from 2025 and 2024 due to the lack of new home sales and the requirement to provided new home sales. Again this is for Tax

Assessment Appeal and there were no 2026 sales provided. Value is based on 12/31/2025 inspection date of 03/31/2026

RESIDENTIAL APPRAISAL SUMMARY REPORT

Local assessor has the land value at $45,000

Cost Approach was considered, but deemed not applicable due to the

sales comparison approach being the most reliable indicator of value in

the current market.

60

The income approach was considered, but not included in the final value

estimate, due to lack of rental comparables.

380,000

All weight is given to the sales comparison approach, with equal weight given to all closed sales. Cost approach was

considered but not developed. The income approach was considered, but not utilized due to a lack of current rental data, for similar style and

STATEMENT OF ASSUMPTIONS & LIMITING CONDITIONS

- The appraiser will not be responsible for matters of a legal nature that affect either the property being appraised or the title to it. The appraiser assumes that the title is good and marketable and,

therefore, will not render any opinions about the title. The property is appraised on the basis

of it being under responsible ownership.

- The appraiser may have provided a sketch in the appraisal report to show approximate dimensions of the improvements, and any such sketch

is included only to assist the reader of the report in visualizing the property and understanding the appraiser's determination of its size. Unless otherwise indicated, a Land Survey was not

performed.

- If so indicated, the appraiser has examined the available flood maps that are provided by the Federal Emergency Management Agency (or other

data sources) and has noted in the appraisal report whether the subject site is located in an identified Special Flood Hazard Area. Because the appraiser is not a surveyor, he or she makes no

guarantees, express or implied, regarding this determination.

- The appraiser will not give testimony or appear in court because he or she made an appraisal of the property in question, unless specific arrangements to do so have been made beforehand.

- If the cost approach is included in this appraisal, the appraiser has estimated the value of the land in the cost approach at its highest and best

use, and the improvements at their contributory value. These separate valuations of the land and improvements must not be used in conjunction

with any other appraisal and are invalid if they are so used. Unless otherwise specifically indicated, the cost approach value is not an insurance

value, and should not be used as such.

- The appraiser has noted in the appraisal report any adverse conditions (including, but not limited to, needed repairs, depreciation, the presence

of hazardous wastes, toxic substances, etc.) observed during the inspection of the subject property, or that he or she became aware of during the

normal research involved in performing the appraisal. Unless otherwise stated in the appraisal report, the appraiser has no knowledge of any

hidden or unapparent conditions of the property, or adverse environmental conditions (including, but not limited to, the presence of hazardous

wastes, toxic substances, etc.) that would make the property more or less valuable, and has assumed that there are no such conditions and

makes no guarantees or warranties, express or implied, regarding the condition of the property. The appraiser will not be responsible for any

such conditions that do exist or for any engineering or testing that might be required to discover whether such conditions exist. Because the

appraiser is not an expert in the field of environmental hazards, the appraisal report must not be considered as an environmental assessment of

the property.

- The appraiser obtained the information, estimates, and opinions that were expressed in the appraisal report from sources that he or she

considers to be reliable and believes them to be true and correct. The appraiser does not assume responsibility for the accuracy of such items

that were furnished by other parties.

- The appraiser will not disclose the contents of the appraisal report except as provided for in the Uniform Standards of Professional Appraisal Practice, and any applicable federal, state or local

laws.

- If this appraisal is indicated as subject to satisfactory completion, repairs, or alterations, the appraiser has based his or her appraisal report

and valuation conclusion on the assumption that completion of the improvements will be performed in a workmanlike manner.

- An appraiser's client is the party (or parties) who engage an appraiser in a specific assignment. Any other party acquiring this report from the

client does not become a party to the appraiser-client relationship. Any persons receiving this appraisal report because of disclosure requirements

applicable to the appraiser's client do not become intended users of this report unless specifically identified by the client at the time of the

assignment.

- The appraiser's written consent and approval must be obtained before this appraisal report can be conveyed by anyone to the public, through advertising, public relations, news, sales, or by

means of any other media, or by its inclusion in a private or public database.

- An appraisal of real property is not a 'home inspection' and should not be construed as such. As part of the valuation process, the appraiser performs a non-invasive visual inventory that is not

intended to reveal defects or detrimental conditions that are not readily apparent. The presence

of such conditions or defects could adversely affect the appraiser's opinion of value. Clients with concerns about such potential negative factors

are encouraged to engage the appropriate type of expert to investigate.

The Scope of Work is the type and extent of research and analyses performed in an appraisal assignment that is required to produce credible assignment results, given the nature of the appraisal

problem, the specific requirements of the intended user(s) and the intended use of the appraisal report. Reliance upon this report, regardless of how acquired, by any party or for any use, other

than those specified in this report by

the Appraiser, is prohibited. The Opinion of Value that is the conclusion of this report is credible only within the context of the Scope of Work, Effective Date, the Date of Report, the Intended

User(s), the Intended Use, the stated Assumptions and Limiting Conditions, any Hypothetical Conditions and/or Extraordinary Assumptions, and the Type of Value, as defined herein. The

appraiser, appraisal firm, and related parties assume no obligation, liability, or accountability, and will not be responsible for any unauthorized use of this report or its conclusions.

DEFINITION OF MARKET VALUE *:

Market value means the most probable price which a property should bring in a competitive and open market under all conditions requisite

to a fair sale, the buyer and seller each acting prudently and knowledgeably, and assuming the price is not affected by undue stimulus.

Implicit in this definition is the consummation of a sale as of a specified date and the passing of title from seller to buyer under conditions

whereby:

1. Buyer and seller are typically motivated;

2. Both parties are well informed or well advised and acting in what they consider their own best interests;

3. A reasonable time is allowed for exposure in the open market;

4. Payment is made in terms of cash in U.S. dollars or in terms of financial arrangements comparable thereto; and

5. The price represents the normal consideration for the property sold unaffected by special or creative financing or sales concessions

granted by anyone associated with the sale.

* This definition is from regulations published by federal regulatory agencies pursuant to Title XI of the Financial Institutions

Reform, Recovery, and Enforcement Act (FIRREA) of 1989 between July 5, 1990, and August 24, 1990, by the Federal Reserve System

(FRS), National Credit Union Administration (NCUA), Federal Deposit Insurance Corporation (FDIC), the Office of Thrift Supervision (OTS),

and the Office of Comptroller of the Currency (OCC). This definition is also referenced in regulations jointly published by the OCC, OTS,

FRS, and FDIC on June 7, 1994, and in the Interagency Appraisal and Evaluation Guidelines, dated October 27, 1994.

The purpose of this Appraisal Summary Report is to estimate value as defined in the attached Certification and

Statement of Limiting Conditions.

The scope of work for this assignment included the identification of the client, the analysis of the assignment, the

identification of the intended use and user, research, analysis and verification of public records and market data and

statistics, including a three-year sales history for the subject and a one-year history for the comparables. The

appraiser considered all three approaches to value, prepared maps of the subject and comparables, the photograph

addenda and the final value estimation in a written summary report, as specified by the client. The appraiser visually

inspected the subject including all readily accessible areas of the home, i.e. the exterior walls, exterior foundation,

roof, living areas, garage. The condition of the exterior walls and roof were determined by visual observation from

the ground level and the condition of possible leakage or stains on the interior of the subject was also determined by

visual inspection. The appraiser notes that the mechanical and electrical systems were present and only viewed for

obvious deterioration / obsolescence or other identifiable adverse conditions. It should be noted that the appraiser is

not an expert in mechanical, structural, environmental or electrical systems . Such conditions outside of the

expertise of the appraiser may require the expertise of qualified experts in the fields of electrical and/or mechanical

contracting, licensed builders, home inspectors, structural engineers, basement contractors, licensed roofers or

environmental experts to ascertain a more accurate account of the condition of their respective systems. The

appraiser notes that this is a summary report and additional information is contained in the appraiser's work file. The

function of this summary report is to assist the client in evaluating the subject property for market value purposes.

This account supplements the scope of work section on page 4 of this form.

The intended user of this appraisal report is the Client as noted on page 1

The intended Use is to evaluate the property that is the subject of this appraisal for market value purposes subject to

the stated Scope of work, purpose of the appraisal, reporting requirements of this appraisal form, and Definition of

Market Value. No additional Intended Users are identified by the appraiser.

In Michigan, Appraisers are required to be Licensed or Certified and are regulated by the Michigan Department of

Licensing and Regulatory Affairs PO Box 30670 Lansing MI 48909. Per USPAP Standards Rule 2-1: *I assume that

the property's title is good and marketable, and will render no opinions about the quality of the title.

*I assume there are no hidden or unapparent conditions of the soil or subsoil that would render it more or less

valuable.

Agent data is verified with all assessors, MLS disclamer is that data is not guaranteed, therefore the appraiser uses

assessor data as mls data is not verified or guaranteed.

Home inspector:

The appraiser is neither a home inspector nor a licensed contractor, specializing in any construction or mechanical systems of

any kind. This included but is not limited to all mechanical systems inside and outside of the home (pools, spas, porches, decks,

patios, fencing, all outbuildings, central air, furnaces, water heaters, appliances, plumbing, electrical, foundations, roofing etc.)

This appraisal is NOT in any way or form a home inspection report. The appraiser only performed a walk through and a walk

around visually observing readily visible and accessible areas. This appraisal can not be relied upon to disclose any conditions

and/or defects in the subject property. In addition the appraiser does not guarantee functionality or condition of any utilities,

appliances, HVAC or any other mechanical systems in or on the property, The appraiser is not a structural engineer and will not

and can not be held liable for any unknown or unseen structural problems with the subject property (home, basement, outbuildings etc) If

the structure is in question then a structural engineer should be consulted to assess and determine any/all required repairs.

Sketch:

The supplied sketch is not an architectural rendering of the subject and is not to be considered as such, the

appraiser is not a license architect. The gross living area stated in this report may or may not agree with the local

assessors office, mls data, or the builder of the subject or the comparable sales.

The appraiser relies on assessment data for all of the information contained within this assignment, as well as some

data from within the mls systems. Additionally the appraiser relies on third party data for all comparables used in this

report (assessment data, Realist, Register of Deeds, Multiple listing data, agents. The appraiser makes every

attempt to verify this data, however in the event that this data is found to be inaccurate the appraiser reserves the

right to amend such data, this may also have an impact on the appraisers opinion or conclusions.

Comparable data: year built, site size, GLA, bedroom count, bathroom count, basement area, and amenities (

garage, etc). Appraiser relies on assessment data for all of the information contained within this assignment, as well

as data from within the mls systems.

Highest and Best Use:The subject as improved is a legally permissible use based on its current zoning. The lot size,

shape, physical condition and land to building ratio allow the present structure and indicate a good utilizations of the

improvements. Based on current market conditions the present use and structure as a single family residence is its

financially feasible and maximally productive use.

Economic Factors:

While the appraiser has researched current market trends and economic factors, the appraiser is not an economist

and cannot make judgments or predictions as to future market conditions. Data contained within the report is based

on historical data and is only intended to help the client in evaluating a subject property within the context of that

historical data. The appraiser strongly urges the client to research other economic factors, indicators and market

sectors to determine current and future economic conditions. Should the real estate market, stock market, or other

economic sector experience recessionary, inflationary, market resistance, or other pressures, it could significantly

lengthen marketing time, and/or impact the subject's value in a negative manner. In such a case, the appraiser

reserves the right to adjust his/her value and marketing opinion.Recent shifts in economic indicators-such as

changes in interest rates, inflationary trends, and consumer sentiment-may signal a transition point in

overall market conditions. However, at the time of this analysis, sufficient verifiable local market data

reflecting the potential impact of these broader trends is not yet available. The appraisal reflects

market conditions as of the effective date of value.

Environmental Comments:

No readily apparent adverse environmental conditions were observed and it is assumed none exist. If any

discovered, the value estimate would likely require modification. The appraiser has made no special effort to

discover any adverse environmental conditions and accepts no responsibility for such discovery.

Disclaimer: Appraiser is not responsible for testing the flow, volume, and or quality of the water, the appraiser also

makes no guarantee as to the condition of the well. Additionally the appraiser is not an expert or received any

training in but not limited to: Asbestos, unknown substances, underground tanks (if applicable), air, soil or water

contamination, or any other substance or material that may be hidden from view (above or below ground) at the time

of inspection

Radon--this is a cancer causing gas this is not tested for by the appraiser and is the responsibility of the owner and

or holder of the real estate note to determine if the property has this gas (testing) as well as responsible for all

treatment for this gas, the appraiser is not responsible for testing, treatment or liability if any such gas is detected on

subject property.

The appraiser is not a surveyor or trained in survey work, it is assumed that the subject meets all zoning and building

requirements allowed by the county and municipalities in which the subject is located. No survey of any kind was

provided to the appraiser and all data on the subject is taken from municipality data. Any and all responsibility for

compliance with zoning and building requirements fall on the owner of the subject property as well as the note holder

of the subject property. The appraiser utilized data provided from public record only

The appraiser is not a structural engineer and will not and can not be held liable for any unknown or unseen

structural problems with the subject property (home, basement, outbuildings etc) If the structure is in question then a

structural engineer should be consulted to assess and determine any/all required repairs.

EXTRAORDINARY ASSUMPTION” --appraiser viewed interior and exterior of the home, however did not view the

attic, test any mechanicals, plumbing, electrical, etc. The appraiser assumes that these items are functional and

within working order. If at a later point it is determined that these area are not in good condition and in working order

then the appraiser reserves the right to amend the report.

Basement adjustments are based on the square footage. This also includes the type of finish to each comparable in relation to

the subject. Again the appraiser relies on realtor provided data and mls photos as the type of finish. Which could include:

finished to the same quality as the main living areas as well as low quality finish, as well as the types of rooms that the

basement contains (recreational rooms, bedrooms, full and half bath, theater rooms, etc).

Adjustments based on total square footage not room count or bedroom count, due to the lack of creditable market

data to support an adjustment for bedroom count.

Amenities (porch, deck, patio, garage, fireplace, wood stoves, outbuildings, HVAC, fencing etc)adjustments based on

market data and analysis, Marshall and Swift cost data, assessment data and the appraisers adjustments data file.

Data and values taken from the above data sources.

Actual age shown on grid, with adjustments based on year built

Note: adjustments on the grid are based on market data and analysis as well as assessment data and the

appraisers adjustments file/s. This includes-site,location,view, condition, basement and all amenities.

Adjustment are based on market data and analysis over a period of 2 years from within the subjects market area

and based on realtor provided mls data. The appraiser also takes into consideration assessing data for values of

outbuildings and other amenities in the area.

Site adjustments based on market data per acre, as well as assessment data and recent vacant land

sales data. Site adjustments are based on the differences of lot size between the subject and the sales

and assessment data. Adjustments applied are based on the contributory value of the added land, not

the actual cost.

Time adjustment: due to the lack of data to support a time adjustment on comparables, no adjustments required.

Due to the lack of data to support an adjustment for the lack of a porch/deck/patio on some of the comparables the

appraiser did not make an adjustment for these amenities. These items are not always disclosed on the mls and with

the snow pictures on the mls it is impossible to determine all amenities.

Adjustment value of zero in the sales comparison grid indicate that the appraiser considered an adjustment,

however after consideration, determined the difference to be so minimal that it is not recognized by the market.

Therefore no adjustment was made.
