Section 4: Issues Being Appealed (check all that apply)

True Cash and Taxable Value

Section 5: Explain the Reason for this Appeal

Late filing explanation. I called and was told I can file and give explanation for late filing.

I looked at the filing deadline date incorrectly. Thinking it was July 31st, I went to work on filing the appeal and I notice the dates. My wife and I have a business

at this address that she was the primary manager for. She had a stroke in December so taking on her responsibilities, a regular job, her medical and recovery needs,

and dealing with the administration of all the medical bills kept the plate full. We hope the tribunal will still consider our appeal

We bought the property in May of 2024. Less than a year when the assessed value and taxable value were determined by the City. We feel the value should be

based on the purchase price and professional appraisal as it was so recent. That is the value of the property. The city used a property as a comparable that is the new

property of subject properties previous owner. A former church that is two times the square footage. We don’t see that as a comparable property. But the value is

determined by what the property can sell for and that is clear from the professional appraisal needed for financing and the actual sale. We understand our property

tax supports the services the city provides and we appreciate that. But we want it to be based on a fair value, which the what we just purchased it for. That is its

value. We made to structural changes to the property in that time. Deferred maintenance, landscaping, and cosmetic updates where addressed after purchase .

No

The filing fee is based on the greater of the State Equalized Value or Taxable Value in contention. If you are appealing more than one parcel, the parcel with the

highest State Equalized Value or Taxable Value in contention will be used to determine your filing fee, plus $25.00 will be added for each additional parcel being

appealed, not to exceed a total filing fee of $1,000.

If your property is residential property (see MCL 205.762) and

the State Equalized Value or Taxable Value in contention is: Filing Fee is:

$100,000.00 and under $125.00

$100,000.01 to $500,000.00 $200.00
