Fee Information

Does the subject property have a Principal Residence Exemption of at least 50% as of the date of the filing of this petition?

[1 ves

No

Are you appealing ONLY the denial of a Poverty Exemption or Disabled Veterans Exemption?

[J ves

[no

If you answered yes to either or both of the above questions, you are not required to pay any filing fees.

The filing fee is based on the greater of the State Equalized Value or Taxable Value in contention.

If you are appealing more than one

parcel, the parcel with the highest State Equalized Value or Taxable Value in contention will be used to determine your filing fee, plus

$25.00 will be added for each additional parcel being appealed, not to exceed a total filing fee of

$1,000.

If your property is residential property (see MCL 205.762) and

the State Equalized Value or Taxable Value in contention is:

Filing Fee is:

$100,000.00 and under

$125.00

$100,000.01 to $500,000.00

$200.00

$Over $500,000.00

$300.00

If your property is

NOT residential property (see MCL 205.762) and

the State Equalized Value or Taxable Value in contention is:

Filing Fee is:

$100,000.00 and under

$250.00

* Plus $25.00 for each additional parcel, as indicated above.

If your property is NOT residential property and the State Equalized Value or Taxable Value in contention is $100,000.01 or greater the

appeal does not qualify for Small Claims. Therefore, an Entire Tribunal petition must be filed.

3.7.2025

We took the information from Okland County Equalization documents you e-mailed us - 2025 City of

Hazel Park by Address R33.xIsx to analyze the data:

Here is what we found —

1.

Properties that transferred ownership in 2024 were assessed an increase in assessed value (AV)

of 9-12%. Ours was at 17%. See worksheet A.

2.

Houses on Pearl built in 1920's were also assessed an increase in AV 9-12% even though they are

higher in square footage. Ours was 17%. See worksheet B.

3.

Houses built in 1922 — same year as our house ~ were also assessed 10-12%. Ours was 17%. Yes,

includes houses that that transferred ownership. See worksheet C.

We purchased 1012 E. Pearl for 93,000. No improvements or upgrades were made to the property.

.

We are requesting that the Board reduce the increase in AV from 17% to 10% to match the value of

houses built in 1922 which is 46,387. This is also in line with your data that shows how houses are

assessed, which is anywhere from 9-12% for properties that changed hands. However, this property has

not had any improvements/upgrades.

This would be fair because the uncapping increase based on your data historically ranges from 9-12% for

all houses in Hazel Park, no matter what size.

If the Board is unwilling to grant this request, will the Board consider reducing the assessed value to % of

the purchase price? We paid 93,000 so half of that would be 46,500 AV.

Thank you.

Section 5: Explain the Reason for this Appeal

Dear State Tax Commission,

I am appealing the decision to set the assessed value of my property to be in line with the assessment of other properties

within the area.

When

| presented my case to the local Board of Review,

| brought in data directly from the assessors office showing that

similar uncapped properties (R33) saw increases of 8-11%. In contrast, mine was increased by 17%, with no property

improvements made. This is not consistent with the data or fair assessment practices.

| believe the higher value may be due to the fact that this is a non-homestead property owned by a company. That

should not justify a higher or biased valuation. My points were supported with the assessor's own data but were

disregarded.

| respectfully ask the State Tax Commission to review this case and adjust the value to reflect a fair, uniform, and

data-supported assessment.

Please see attached documentation. Thank you for your time and consideration.
