ication of Intended Use and Indented User:

The Intended User of this appraisal report is the Lender/Client and HUD/FHA,

Clarification of term "complete visual inspection":

Certification #2 on page 5 of this report states that the appraiser has performed a "complete

visual inspection” of the property.

It should be understood that the "complete visual inspection” was performed within ihe context of the intended

use and intended user identified on page 4 and clarified above.

That is, the appraiser's inspection of the properly is for valuation purposes only

and is strictly for the purpose of assisting the lender/client (and only the lender/client) in evaluating the property for a mortgage finance

transaction

The

appraiser's inspection of the property

was limited to what was readily

observable without moving furniture, floor coverings or personal

property.

The appraiser's value of the properly was limited to surface areas only and can often be compromised by fandscaping, placement of

personal property or even weather conditions.

Most importantly, the appraiser's inspection of the properly is far different from and much less

sive than the type of inspections performed to discover property defects.

The appraiser is not a home inspector, building coniractor, pest

control specialist or structural engineer.

An appraisal is not a substitute for a home inspection or an inspection by a qualified expert in

determining issues such as, but not limited to, foundation settlement or stability, moisture problems, wood destroying (or other) insects, rodents

or pests, radon gas or lead-based paint.

The client is invited and encouraged to employ the services of appropriate experis to address any area

Use of Cost Approach for Insurance Purposes:

Replacement cost figures used in developing cost approach are for valuation purposes only.

No one, client or third party, should rely on these figures for insurance purposes. The definition of "market value" on page 4 of this form is not

consistent with definitions of "insurable value". Actual reconstructions costs can easily exceed the replacement cost figures used in this

appraisal.

COST APPROACH TO VALUE (not required by Fannie Mae)

Provide adequale information for the lender/client to replicate the below cost figures and calculations.

Support for the opinion of ile value (summary of comparable land sales or other methods for estimating site value)

The vacant opinion of site value is based on the

principle of allocation, as there are no recent vacant land sales similar to the subject in the subject property's market area.

pied. The entire structure and all components are new

“Note: Newly constructed improvements that feature recycled materials and/or components can be considered new dwellings provided that the

dwelling is

placed on a 100% new foundation and the recycled materials and the recycled components have been reha

ire-manufactured

into like-new condition. Recently constructed improvements that have not been previously occupied

are nof considered “new” if they have any

significant physical depr

insiructed dwellings that have been vacant for an extended period of time

without adeq

maintenance or upkeep).

c2

The improvements feature no deferred maintenance, little or no physical depreciation, and require no repairs. Virtually all building components

are new or have been recently repaired, refinished, or rehabilitated.

Alf outdated components and finishes have been updated and/or replaced

with components that meet current standards. Dwellings in this category either are almost new or have been recently completely renovated and

are similar in condition to new construction

C3

The improvements are well maintained and feature limited physical depreciation due to normal wear and tear. Some components, but not every

major building component, may be updated or recently rehabilitated. The structure has been well maintained.

c4

The improvements feature some minor deferred maintenance and physical deterioration due to normal wear and tear. The dwelling has been

adequately maintained

and requires only minimal repairs to building components/mechanical systems and cosmetic repairs. All major building

components have been adequately maintained and are functionally adequate

c5

The improvements feature obvious deferred maintenance and are in need of some significant repairs. Some building components need repairs,

rehabilitation, or updating. The functional utility and overall livability is somewhat diminished due to condition, but the dwelling remains

useable and functional as a residence.

C6

The improvements have substantial damage or deferred maintenance with deficiencies or defects that are severe enough to affect the safety,

soundness, or structural integrity of the improvements. The improvements are in need of substantial repairs and rehabilitation, including many

or most major components

Quality Ratings and Definitions

Qt

Dwellings with this quality rating are usually unique structures that are individually designed by an architect for a specified user. Such

residences typically are constructed from detailed architectural plans and specifications and feature an exceptionally high level of workmanship

and exceptionally high-grade materials throughout the interior and exterior of the structure. The design features exceptionally high-quality

exterior refinements and ornamentation, and exceptionally high-quality interior refinements. The workmanship, materials, and finishes

throughout the dwelling are of exceptionally high quality.

Q2

Dwellings with this quality rating are often custom designed

for construction on an individual property owner's site. However, dwellings in

this quality grade are also found in high-quality tract developments featuring residence constructed from individual plans or from highly

modified or upgraded plans. The design features detailed, high quality exterior ornamentation, high-quality interior refinements, and detail. The

workmanship, materials, and finishes throughout

the dwelling are generally of high or very high quality.

a3

Dwellings with this quality rating are residences of higher quality built from individual or readily available designer plans in above-standard

Fannie Mae UAD Appendix D: UAD Field-Specific Standardization Requirements)

Quality Ratings and Definitions (continued)

a5

Dwellings with this quality rating feature economy of construction and basic functionality as main considerations. Such dwellings feature a

plain design using readily available or basic floor plans featuring minimal fenestration and basic finishes with minimal exterior ornamentation

and limited interior detail. These dwellings meet minimum building codes and are constructed with inexpensive, stock materials

with limited refinements and upgrades

a6

Dwellings with this quality raling are of basic quality and lower cost; some may not be suitable for year-round occupancy. Such dwellings

are often built with simple plans or without plans, often utilizing the lowest quality building materials. Such dwellings are often built or

expanded by persons who are professionally unskilled or possess only minimal construction skills. Electrical, plumbing, and other mechanical

systems and equipment may be minimal or non-existent. Older dwellings may feature one or more substandard or non-conforming additions

to the original structure

Definitions of Not Updated, Updated, and Remodeled

Not Updated

Little or no updating or modernization. This description includes, but is not limited to, new homes.

Residential properties of fifteen years of age or less often reflect an original condition with no updating, if no major

components have been replaced or updated. Those over fifteen years of age are also considered not updated if the

appliances, fixtures, and finishes are predominantly dated. An area that is ‘Not Updated’ may still be well maintained

and fully functional, and this rating does not necessarily imply deferred maintenance or physical/functional deterioration.

Updated

The area of the home has been modified to meet current market expectations. These modifications

are limited in terms of both scope and cost.

An updated area of the home should have an improved look and feel, or functional utility. Changes that constitute

updates include refurbishment and/or replacing components to meet existing market expectations. Updates do not

include significant alterations to the existing structure.

Remodeled

Significant finish and/or structural changes have been made that increase utility and appeal through

complete replacement and/or expansion.

A remodeled area reflects fundamental changes that include multiple alterations. These alterations may include

some or all of the following: replacement of a major component (cabinet(s), bathtub, or bathroom tile), relocation

of plumbing/gas fixtures/appliances, significant structural alterations (relocating walls, and/or the addition of)

square footage). This would include a complete gutting and rebuild.

Explanation of Bathroom Count

Three-quarter baths are counted as a full bath in all cases. Quarter baths (baths that feature only a toilet) are not

included in the bathroom count. The number of full and half baths is reported by separating the two values using a

period, where the full bath count is represented to the left of the period and the half bath count is represented to the

right of the period.

Example:

3.2indicates three full baths and two half baths.

Note on Present Land

The "Other" listed on Present Land Use on Page

1 of URAR is vacant land

Neighborhood Description:

The neighborhood is comprised primarily of single family homes reflecting average quality and marketability.

Schools,

shopping, recreation and employment centers are all located within a reasonable distance when

considering the typical

suburban neighborhood.

The central business district of the city of Grand Rapids is located 6.5 miles northwest of the subject.

The scope of this assignment does not include any attempt at discovery of potentially adverse neighborhood influences such

as,

but not limited to nearby criminal activity,

registered sex offenders,

or interim rehabilitative facilities for felonious offenders

The subject property exceeds the predominate value for single family homes in the area.

However, there are many homes in

the area of similar and higher value than the subject.

The subject property market value is accepted in the market area.

Neighborhood Market Conditions:

The subject market consists of an average to average minus demand for single family residential homes and average

availability for financing.

Market conditions in the subject market area appear to be at the end of a cooling trend.

However,

supply is still exceeding demand.

The typical marketing time for appropriately priced homes is 3-6 months.

First signs that the

market may be at or near bottorn have emerged

There is an slight decrease in the foreclosure trend.

Research indicates that homes in this neighborhood/market that have

good design/appeal/condition and amenities, such as the subject property and most comparables, are holding value and are

not drastically affected by the foreclosures.

The neighborhood trend/correction appears to have stabilized and there is no

foreseen significant destabilization in the immediate future.

Adverse Site Conditions:

This is basically a flat site this is very typical of the neighborhood in terms of site, topography, view and general appeal.

It

provides a suitable setting for the improvements and is consistent with market expectations in this price range.

Landscaping

consists of some foundation plantings, shrubbery and a few trees.

While no readily apparent adverse easements,

encroachments or other adverse conditions were noted, many site-related issues are beyond the scope of the assignment

Statements regarding zoning compliance are intended only in the most general sense.

Zoning and building ordinances vary

significantly from one municipality to another, and can be extremely detailed.

The scope of this assignment does not include a

comparison of every potentially significant characteristic of the subject property's site and improvernents relative to zoning and

building ordinances.

Unless otherwise noted, standard utility and right-of-way easements are insignificant to value.

However,

a current locational or boundary survey, which was unavailable to the appraiser, may reveal encroachments, easements,

zoning violations or other matters of interest that could warrant modification of the appraiser's analysis and opinions.

This

appraisal is not an environmental assessment of the subject property and should not be relied on as such.

Additional Features:

Additional features include cathedral ceiling with paddle fan in living room, dining room and kitchen; recessed lighting in living

room, slider from eating area to rear deck, ceramic tile back splash in kitchen, master bedroom suite with full bathroom and

walk-in closet, solid surface countertops in bathrooms, and slider from family room to rear patio

Subject - Overall Condition of the Property:

Overall condition is acceptable and consistence with that typically found in this market and price range.

The subject

improvements appear to be properly constructed of materials and finish that are acceptable in this market and price range.

A "head and shoulders” inspection in the scuttle was completed.

All utilities were on at the time of the appraisal inspection.

All

mechanical systems appear to be functioning properly.

No "needed repairs" of significance were noted, although

it is possible that some may exist, especially

if they were not readily

visible to the appraiser. The home meets HUD minimum property standards.

The appraisal should not be relied on as a substitute for a home inspection.

Per Form 92564-CN, an appraisal is different from

a home inspection. Appraisals are for lenders; home inspections are for buyers. An appraisal is required to:

and meet certain criteria unique to the subject.

Page

1 of the 1004 reflects the market in general in the subject's immediate

neighborhood.

(If neighborhood boundaries are extended due to a lack of sales with similar site conditions the stats will

include this extended geographic area.)

The subject properly and all sales comparables used in this report were researched going back three years.

If any sales

activity for the subject and or comparables were found

it is reported just below the market data grid.

In addition, unless

otherwise noted on Page

1 of the URAR, the subject is not currently offered for sale or has not been offered for sale in the

twelve month prior to the effective dale of this appraisal

Sales Comparison Analysis

- Summary of Sales Comparison Approach

After a thorough search of all available market data, the 6 comps used are

considered the best indicators of value and

simitarly in the final reconciliation

Comp #1

- #4 are closed sales.

In order to find comparable sales,

it was necessary fo use less recent sales.

No time

adjustment made as the market has stabilized during the past 12 months.

Comp #5 and #6 are current listings. Homes similar to the subject in the subject properly market area sell for approximately

1.5% less than list price.

Insufficient market sales of bi-level style homes required appraiser to use multi-level, 1.5 story and 2 story style homes.

No

design/style adjustment made.

Per MLS (including interior photos) and exterior inspection, appropriate quality of construction and condition adjustments

made.

Due to the number of updates in subject and comparables, no age adjustment made, as the age adjustment is

considered in condition adjustment.

An age adjustment would be considered a double adjustment.

No functional utility adjustment made between

1

- 3 bedroom homes, as they are all accepted in the marketplace.

In addition,

the square foot adjustment typically addresses this adjustment and any functional utility adjustment would be a double

adjustment.

Appraiser has a formula on file to determine basement square footage adjustment.

In addition to square footage below grade

adjustment, walkout basements are considered superior to full basements, as well as, daylight basements.

Appropriate

adjustments made.

In addition to the basement square footage adjustment, there is also a Rooms Below Grade adjustment,

Subject property and Comp #2 basement finishes are considered equal.

All adjustments are made based on the anticipated reaction of the buyers in the subject's immediate market

The Net and Gross adjustments for Comp #5 exceed industry standards.

However, the comparables used are considered the

best available.

Reconciliation and Final Value Conclusion:

This appraisal report is signed by an electronic signature.

No responsibility or liabilities are changed by the use of this

signature.

The most weight is given to the sales comparison approach as it accounts for the positive and negative factors at

work in the subject market area and adjustments have been made for all “significant” differences.

The Sale Comparison

Approach was given most weight as

it best reflects the actions of buyers and sellers in the market place.

The Cost Approach,

if provided, is reliable for new homes only, as it is weakened due to depreciation and land value estimates.

If provided,

it is for

reference and land value. The Income Approach is not applicable, as residences are typically purchased by comparison rather

than for income.

In addition, this type of property is not used as a single family rental.

The appraisal is in compliance with the Uniform Standards of Professional Appraisal practice (USPAP), the office of the

Comptroller of the Currency's (OCC) Minimum Appraisal Standards, and (OMB) The Office of Management & Budget.

This report is intended for use only by the referenced lender stated in the report and is not intended for use by any other party.

The function of the appraisal is to assist the client mentioned in the report in evaluating the subject property for lending

purposes.

Conditions of Appraisal:

The appraisal is completed with no conditions.

In addition, see the "Extra Comments” section at the bottom of this addendum

concerning appraisal inspection findings mentioned in the body of this appraisal.

This is a complete appraisal written in a

summary report.

Compliant with USPAP, OCC

& OMB regulations.

Extra Comment:

As part of this assignment, the appraiser has completed the 1004 form in a manner that clearly reflects the thoroughness of

the investigation and analysis of the appraisal findings.

The conclusions about the observed conditions of the property provide
