Subject: Formal Dispute of Property Tax Assessment for Parcel ID: 4063 Fourth St.,

Wayne, MI 48184. Parcel ID #82-55-018-05-0150-003

To the Board of Review:

I am writing to formally protest the Year 2025 property tax assessment for my property

located at 4063 Fourth St., Wayne, MI, under Parcel [D 82-55-018-05-0150-003.

Based on my review of local market data and the condition of my property, | believe the

current Assessed Value (AV) and State Equalized Value (SEV) overestimate the true

cash value of the property.

I request a reduction in the assessment based on the following evidence:

« Comparable Market Sales: Recent sales of similar properties in my immediate

neighborhood indicate a lower market value. Two examples of the nearby

properties that sold at significantly lower than my current assessment:

o 4071 Fourth St., Wayne, MI recently sold on April 7, 2023 for $190,000.

o 34934 Brush St, Wayne, Ml sold on March 31, 2026 for $118,000.

 | have attached supporting documentation to this letter, including copies of recent local

 sales.

Thank you for your time, consideration, and fair review of this matter. Please inform me

of the date and time of the hearing if a personal appearance is required to finalize this

dispute.

Sincerely,
