Uniform Residential Appraisal Report
Fie No. 25-19519-Peninsula
This report form is designed to report an appraisal of a ane-unit property or a one-unit property with an accessory unit; including a
unit in a planned unit devetopment (PUD).
This report form is not designed to report an appraisal of a manufactured home or a unit
in a condominium or cooperative project.
This appraisal report is subject to the following scope of work, intended use, intended user, definition of market value, statement of
assumptions and limiting conditions, and certifications. Modifications, additions, or deletions to the intended use, intended user,
definition of market value, or assumptions and limiting conditions are not permitted. The appraiser may expand the scope of work
{0 include any additional research or analysis necessary based on the complexity of this appraisal assignment. Modifications or
deletions to the certifications are also not permitted. However, additional certifications that do not constitute material afferations
to this appraisal report, such as those required by law or those related to the appraiser's continuing education or membership in an
appraisal organization, are permitted.
SCOPE OF WORK: The scope of work for this appraisal is defined by the complexity of this appraisal assignment and the
reporting requirements of this appraisal report form, including the following definition of market value, statement of assumptions
and limiting conditions, and certifications. The appraiser must, at
a minimum: (1) perform a complete visual inspection of the
interior and exterior areas of the subject property, {2) inspect the neighborhood, (3) inspect each of the comparable sales from at
least the street, (4) research, verify, and analyze data from reliable public and/or private sources, and {5) report his or her analysis,
opinions, and conclusions in this appraisal report.
INTENDED USE: The intended use of this appraisal report is for the lender/client to evaluate the property that is the subject of
this appraisal for a mortgage finance transaction.
INTENDED USER: The intended user of this appraisal report is the lender/ctient.
DEFINITION OF MARKET VALUE: The most probable price which a property should bring in a competitive and open market
under all conditions requisite to a fair sale, the buyer and seller, each acting prudently, knowledgeably and assuming the price is
nof affected by undue stimulus.
Implicit in this definition is the consummation of a sale as of a specified date and the passing of
title from seller to buyer under conditions whereby: (1) buyer and seller are typically motivated; (2) both parties are weli informed
or well advised, and each acting in what he or she considers his or her own best interest; (3) a reasonable time is allowed for
exposure in the open market; (4) payment is made in terms of cash in U. S. dollars or in terms of financial arrangements
comparable thereto; and (5) the price represents the normal consideration for the property sold unaffected by special or creative
financing or sales concessions* granted by anyone associated with the sale.
*Adjustments to the comparables must be made for special or creative financing or sales concessions.
No adjustments are
necessary for those costs which are normally paid by sellers as a result of tradition of law in a market area; these costs are readily
identifiable since the seller pays these costs in virtually all sales transactions. Special or creative financing adjustments can be
made to the comparable property by comparisons to financing terms offered by a third party institutional {ender that is not already
involved in the property or transaction. Any adjustment should not be calculated on a mechanical doltar for dollar cost of the
financing or concession but the doflar amount of any adjustment should approximate the market's reaction to the financing or
concessions based on the appraiser's judgment.
STATEMENT OF ASSUMPTIONS AND LIMITING CONDITIONS: The appraiser's certification in this report is subject to the
following assumptions and limiting conditions:
1.
The appraiser will not be responsible for matters of a legal nature that affect either the property being appraised or the title
to it, except for information that he or she became aware of during the research involved in performing this appraisal. The
appraiser assumes that the title is good and marketable and will not render any opinions about the fitte.
2.
The appraiser has provided a sketch in this appraisal report to show the approximate dimensions of the improvements. The
sketch is included only to assist the reader in visualizing the property and understanding the appraiser's determination of its size.
3.
The appraiser has examined the available flood maps that are provided by the Federal Emergency Management Agency {or
other data sources) and has noted in this appraisal report whether any portion of the subject site is located in an identified Special
Flood Hazard Area. Because the appraiser is not a surveyor, he or she makes no guarantees, express or implied, regarding this
determination.
4.
The appraiser will not give testimony or appear in court because he or she made an appraisal of the property in question,
unless specific arrangements to do so have been made beforehand, or as otherwise required by law.
5.
The appraiser has noted in this appraisal report any adverse conditions (such as needed repairs, deterioration, the presence of
hazardous wastes, toxic substances, ec.) observed during the inspection of the subject property or that he or she became aware of
during the research involved in performing this appraisal.
Unless otherwise stated in this appraisal report, the appraiser has no
knowledge of any hidden or unapparent physical deficiencies or adverse conditions of the property {such as, but not limited to,
needed repairs, deterioration, the presence of hazardous wastes, toxic substances, adverse environmental conditions, etc.) that
would make the property less valuable, and has assumed that there are no such conditions and makes no guarantees or
warranties, express or implied. The appraiser will not be responsible for any such conditions that do exist or for any engineering or
testing that might be required to discover whether such conditions exist. Because the appraiser is not an expert in the field of
ronmental assessment of the property.Page 11

The subject property was inspected and photographed on the date indicated. The comparable sales were also inspected from the road and photographed. Due to people in front of some comparables at the time of their drive by, it was necessary to use some photos that were taken during two similar assignments in the same neighborhood within the last year. No personal property was included in this valuation. Contract Data Source Genesee Cty data Neighborhood Description The subject is located in the municipality of Grand Blanc. The subjects competitive market area is built up with a wide variety of home styles of various ages and designs. Large lot sizes are common, as well as common lot sizes. No negative factors were observed in this neighborhood that would adversely affect reasonable marketability. These amenities are present in the subjects competitive market area: Well water, city water, septic, city sewer, public electricity, natural gas, propane gas or fuel oil, phone, garbage pick-up, and employment centers and shopping facilities within reasonable distance. Neighborhood Market Conditions Sales are slow in the winter while they pick up in the spring and summer as part of a typical seasonal trend in the region. The most similar recent arms length sales are the most reliable indicators of market value. Average marketing time of less than 180 days was extracted from recent sales from within the subjects comparable market area. The majority of sales in the subject community are financed with conventional terms, VA, FHA, USDA or cash. Seller concessions are stable in this market area and consist of seller paid closing costs. Adjustments reflect changes in the median sale price per month extracted from the common market. Date of sale search was to include sales up to 12 months. The common market search included all non-lakefront homes within a 5 mile radius, on 0-5 acres, built between 1990-2021, and between 1,300-2,500 square feet. The property value trend is stable. Mortgage interest rates were held at all time lows until 2022 when they started to increase. In early 2023 mortgage interest rates were raised with the largest rate increases in decades. The rate increases were due to rising inflation levels, which were also the highest in decades. Inflation were decreasing and the FED lowered the rate by 1/2 point 09/18/2024 for the first time in many years. The FED had again lowered the rate by 1/4 point on 11/07/2024 and another 1/4 point on 12/18/2024. Despite the FED rate being lowered, mortgage interest rates remained unaffected. The FED has kept the rates the same during its meeting on 01/29/2025, 03/19/2025, 05/07/2025 and 06/18/2025. As of 12/14/2025 the mortgage rates have been dropping. Site Comments The improvements are generally in compliance with local zoning restrictions. No investigation was made of set backs and other possible variances. The subjects lot is basically flat. It is typical of lots in the comparable market area in terms of size, topography, view and appeal. It provides a suitable setting for the improvements and is consistent with market expectations in this market area. No readily apparent adverse site conditions or external factors were noted. Standard utility and right-of-way easements are insignificant to value, however, a current locational or boundary survey, which was unavailable to the appraiser, may reveal encroachments, easements, zoning violations or other matters of interest that could warrant modification of the appraised value. Lot dimensions were provided in an aerial image of the subject and believed to be true. The subject is not income producing. There was no drilling on the subjects lot. The subjects utilities are typical in the market area. The appraiser is not a flood zone expert and was not able to verify flood zone information from a second source. If there is concern as to whether or not the subject is located in a flood zone, a topographical survey is recommended. Additional Features The subject has typical interior refinements and amenities for the comparable market area. The subject has updates: Rear deck Covered patio Disposal replaced

This appraiser makes an extraordinary assumption that these covered areas are in satisfactory condition. If found later that they are less than satisfactory condition overall market value derived in this appraisal could be affected. Condition of the Property Continued from Condition of the Property: then the actual age. The subject improvements are constructed of materials and finish that are acceptable in this comparable market area. VA repairs required: 1. Black quartz countertop to be installed before closing as part of purchase. 2. Kitchen cabinet door supposed to be repaired before closing Once all of the above repairs are completed the subject will meet the minimum VA requirements. The attic was inspected by way of a head and shoulders inspection with no conditions noted at the time of inspection. The subject has access/egress from bedrooms to the exterior at the time of inspection. The stairway to the basement has a hand railing for safety. The ANSI 2765-2021 measuring standard was used for measuring, calculating, and reporting gross living area and non-gross living areas of the subject property. Comments on Sales Comparison The appraisers comparable search included all sold homes in the last year, pending sales and active listed homes within 5 miles between 0-5 acres between 1,300-2,500 square feet was completed through Realcomp Mis system. From this search results, the most similar sales were used that share and bracket the subjects characteristics as closely as possible. A CMA report has been provided within this report. The other sales in the CMA Report were considered for this appraisal, but were not used due to the larger differences, a lack of similarities that the comparables used do have, and/or older sale dates, however further support the final opinion of value overall. The adjustments in sales grid and below for differences between the subject and the comparables was extracted from subjects market using regressive analysis. There is no market reaction to their differences between the subject and comparable locations on either side of the main roads noted in the attached location map. There also is no market reaction for differences in room count, and bedroom count. Differences in lot size were adjusted $2,000 per acre and there was no market reaction for lot sizes below an acre in size. Bathroom count differences were adjusted at $2,000 a full bath and $1,000 a half bath. Differences in gross living area were adjusted at a rate of $20 a square foot. The market has no reaction to differences less than 200 square feet in this comparable market area. Finished basement differences were adjusted at $4 a finished square foot. The market reflects no reaction to differences smaller than 200 finished square feet. Differences in finished room count below grade was adjusted at $1,000 per room. Garage size differences were adjusted at $3,000 per car.

There were adjustments required for differences between this sale and the subject which were differences in location, lot size, age, bath count, lot size, basement differences, garage size, and differences in amenities. Most weight was given to sale#1 since it was very similar in appeal and size to the subject. It also had the support of the sales approach and had further support of the adjusted and unadjusted sales used in this report. The most similar recent sales were used within the closest proximity to the subject property, that share and bracket the subjects characteristics as closely as possible. | used "grouped data analysis" as method to determine adjustments. A narrative on this method can be found in "The Appraisal of Real Estate, 14th Edition", starting on page 398" Furthermore, paired sales analysis was used for some adjustments. Final Reconciliation Homes in this neighborhood are typically purchased for use and not income. Thus, the income approach lacks rationale. The income approach was considered neither applicable (to a single family residence not used as a rental) nor necessary. It was not developed. Due to the difficulty of accurately measuring accumulated depreciation from all sources, the cost approach was considered less reliable than the market approach and no weight was placed on it. All four comparable sales were given consideration and all are good indicators of value for the subject property. Sale# 1 was similar to the subject in design and size. There were adjustments required for differences between this sale and the subject which were differences in age, condition, basement differences, garage size, differences in amenities, and differences in foundation type. Sale#2 was similar to the subject in design, age, and size. Sale#4 was similar to the subject in design. However, all known differences have been adjusted for. There may be differences unknown to the appraiser. Additional Comments Special note to client: overall basement areas and room counts for comparables reported in this appraisal were obtained from the following sources, mis data, verification with agents involved in the sale of each comparable, assessor's data or from prior inspection of comparable by appraiser. In most jurisdictions, the total square footage of the property improvements below grade and/or the finished square footage of the property improvements below grade are not available to the appraiser. In such cases, an estimate of the total square footage of the property improvements below grade and the finished area below grade for the comparable properties was used based upon the data that was available to the appraiser. It must be noted that in some cases the data that was available to the appraiser may be incorrect which could affect the overall adjusted values of the comparables used in this report. Appraiser Additional Certifications At the request of the client, this appraisal report has been prepared in compliance with the uniform appraisal dataset (UAD) from Fannie mae and Freddie mac. The UAD requires the appraiser to use standardized responses that include specific formats, definitions, abbreviations, and acronyms. The appraiser makes a extraordinary assumption that all data is correct that could not be personally verified. If data later is found not to be accurate, the market value stated in the appraisal could be affected. Everything in this appraisal report is true and correct to the best of my knowledge.
