Section 5: Explain the Reason for this Appeal

Linda and Brad Bodine, JRT, overpaid for 2903 Medinah ($811k) parcel #

(33-01-02-29-360-031) basis of current comparable sales values. 2903 Medinah built in

2019. My argument is based on the fact that $819,800 is not in line with current cash

market value. Newer homes with similar or more square footage have sold for less in

same area.

Examples of comparable sales include:

1) 2913 Medinah Drive, Okemos, MI (33-01-02-29-360-028), built 2021, 2092 sq feet,

sold 06/27/2025 for $685k.

2) 2992 Medinah Drive, Okemos, MI (33-01-02-29-560-054), built 2024, 2512 sq feet,

sold 08/30/2024 for $520k.

3) 2968 Medinah Drive, Okemos, MI (33-01-02-29-360-048), built 2023, 3303 sq feet,

sold 10/31/2025 for $665k.

4) 2967 Medinah Drive, Okemos, MI (33-01-02-29-360-015), built 2019, 2754 sq feet,

sold on 06/09/2023 for $642k.

5) 2941 Medinah Drive, Okemos, MI (33-01-02-29-360-021) build 2021, 2742 sq feet,

sold on 01/18/2023 for $567k.

Fee Information

Does the property have a Principal Residence Exemption of at least 50% as of the date of the filing of this petition for all tax years at

issue?

Yes

[J No

If you answered yes to the above question, you are not required to pay any filing fees.

If the property does not have a Principal Residence Exemption of at least 50% as of the date of the filing of this petition for all tax years at

issue, the filing fee is based on the greater of the State Equalized Value or Taxable Value in dispute.

If you are appealing more than one

parcel, the parcel with the highest State Equalized Value or Taxable Value in dispute will be used to determine your filing fee, plus $25.00

will be added for each additional parcel being appealed, not to exceed a

total filing fee of $1,000.00

If your property is residential property (see MCL 205.762) and

the State Equalized Value or Taxable Value in contention is:

Filing Fee is:

$100,000.00 and under

$125.00

$100,000.01 to $500,000.00

$200.00

$Over $500,000.00

$300.00

If the property is

NOT residential property (see MCL 205.762) and

the State Equalized Value or Taxable Value in contention is:

Filing Fee is:

$100,000.00 and under

$250.00

* Plus $25.00 for each additional parcel, as indicated above.

If the property is NOT residential property and the State Equalized Value or Taxable Value in dispute is $100,000.01 or greater the

appeal does not qualify for Small Claims. Therefore, an Entire Tribunal petition must be filed.
